Subject: SDP202000024 — Stonefield Block D1 Final Site Plan
• This development is only for Block D1 of Stonefield so there is no need to include the
parking information on the first sheet.
• Please include the Parking Analysis determination approved 2/26/2020 for reference.
• Please include only the parking data for this site:
o 220 units and 2000 square feet of retail
• In accordance with the Code of Development for Stonefield and Section 4.12 we need more
information to approve the proposed parking for the residential units.
o The parking provided for the retail is correct. 9 spaces for 2000 sf of retail
• Section 4.12.6 provides the parking requirements for multi -family units
o Multi -family units, including two-family dwellings, single family attached, and
townhouses, but excluding student suites :

• We need estimates of the number of bedrooms to make a parking determination
• The current proposal of 1.5 spaces / unit coincides with our one bedroom rate.
o If the proposal is for anything more than one bedroom units (I assume it is) they need
to justify the use of the 1.5 spaces / unit rate.

4.12.8 provides criteria for alternatives available to provide the minimum, however, 4.12.12
is really the only alternative that they can justify.
0 4.12.9 (street and ally parking) doesn't apply because that parking is required for the
stonefield shopping center (see Parking Determination)
0 4.12.10 — Shared parking is applicable but there is only 2000 square feet (9 spaces)
that would be eligible for being shared. This would provide a reduction of
approximately 3 spaces (35%).
0 4.12.11 (stand alone parking) doesn't apply - that doesn't apply because that parking
is required for the stonefield shopping center (see Parking Determination)
0 4.12.12 (TDM) applicable but Applicant needs to provide explanations how the
availability. The zoning administrator may reduce the number of on -site parking
spaces using TDM alternatives if the parking study submitted by the applicant
demonstrates that the use of TDM tools can effectively eliminate the need for some
of the required parking spaces.
■ In the past we have used the availability of TDM as a justification of a
reduced rate (for example using 1.5 spaces for 2 bedrooms and 3 bedroom
units)
■ Typically, in the analysis submitted by the applicant they also refer to other
data that suggests their proposed parking rate is more appropriate such as
ITE data. This data combined with the availability of TDM can justify a
reduction in the amount of parking spaces needed to be provided.
