RE: 2415 Ivy Road Commercial Redevelopment Plan
The final site plan is hereby submitted incorporating the following changes in response to items requested in the conditions of the
initial site plan approval:
Planning Comments:
1. CG‐2 curbing is now provided throughout the parking areas and along all travel ways.
2. All parking and access aisles are paved with asphalt or pavers.
3. Sidewalks are provided from the rear parking areas to the building.
4. A standard 5’ wide concrete sidewalk and a 6’ planting strip are now provided at the front of the property.
5. The office space parking calculation has been revised.
6. The manufacturing space has been relabeled as requested in the parking calculation.
7. Only 3,280 sf of manufacturing/processing/assembly & fabrication are now counted for the parking calculation, with only
500 sf open to the public.
8. The parking and travel way design has been updated with this final submittal.
9. The two loaded spaces meeting minimum requirements are now dimensioned on sheet 3.
10. The dumpster pad is now dimensioned on sheet 3.
11. The new property line associated with the boundary line adjustment is now provided in the plan, see sheets 2 and 3.
12. TMP 60‐25 is now labeled highway commercial, see cover sheet.
13. Parking lot landscaping and calculations are now provided on the landscaping plan. The paved parking and vehicular
circulation calculations for tree and shrub coverage are now provided per the requirements.
14. The trees and shrubs are no longer on the gas lines.
15. The applicant acknowledges this requirement.
16. A lighting plan shall be provided prior to final approval.
17. Signage shall be proposed in a separate application.
18. The applicant acknowledges the ARB approval requirement.
Engineering Comments:
For Initial Site Plan Approval
1. The limits of disturbance are now provided on the cover sheet.
2. The initial plan site summary site tab is provided for informational purposes with this submittal.
3. Additional existing contour labels are now provided.
Sheet 4
4. The stormwater management plan has been updated with this plan submittal. Dry retention basins and pervious pavers
are now proposed. No underground detention is planned.
5. The grading and storm utilities have been made more visible.
6. The proposed grading ties into existing contours.
7. The LOD is now provided, see grading sheet.
8. The proposed parking lot grading and flow arrows at the front of the site are now provided with this submittal.
9. The area summary is provided on the cover sheet. A detailed examination of existing and proposed site coverage is
provided with the VSMP calculations and on the grading sheet.
For Final Site Plan Approval
1. The applicant will obtain VDOT approval.
2. The applicant notes this requirement.
3. The applicant notes this requirement.
4. The storm sewer at the front of the site is rerouted and no longer discharges directly to the Ivy Road storm sewer.
5. The parking space lengths are now labeled.

6. The parking spaces are dimensioned with the final plan.
7. No manhole lids are proposed in parking spaces.
8. A drainage easement is provided downstream of the SWM facilities to the property line.
9. The dry retention basins are now provided easements.
10. SWM facility access and easements are now provided.
11. The radii at the entrance meets VDOT standards.
12. The existing DI west of the entrance shall not be disturbed.
13. The drainage area to the existing inlet is unchanged, the inlet remains undisturbed.
14. A north/south sidewalk is now provided.
15. The applicant acknowledges this comment.
16. Gravel is no longer proposed with this revised final site plan.
Inspections
1. The 8 accessible spaces are now provided on the layout sheet.
2. The grease trap shall be located adjacent to the building.
3. The accessible parking signage detail is now provided on the details sheet.
4. The general note has been added to the cover sheet.
Fire/Rescue:
1. A fire lane is now labeled on the layout sheet adjacent to the existing medical office space. The western building does not
exceed 30’ height.
2. The site travel way layout has been revised; fire access is provided through the middle of the site at the eastern side of the
subject building.
3. A fire hydrant has been added at the front of the site within 100’ of the FDC.
4. The FDC is now shown on the plans.
5. The ISO needed fire flow is now provided on the layout and utility sheet, the fire flow test has been requested.
6. A Knox Box shall be provided on each building. The note is added to the layout sheet, note 7.
ARB:
1. The dumpster location is not visible from the EC, a detail is provided on the details sheet.
2. The mechanical equipment shall be located at the rear of the building, not visible from the EC.
3. The mechanical equipment visibility note is provided on the layout, sheet 3.
4. The gas utility is not proposed to be changed with this plan, the water meter shall be flush with the ground.
5. The required ornamental trees are now provided.
6. Utility easements are now shown on the landscaping plan.
7. The large street tree species has been revised.
8. Two new shade trees are now provided to the west of the accessway.
9. Standard perimeter and parking lot landscaping is now proposed where required.
10. A wall detail and material sample for the stone wall will be provided prior to final approval.
11. The decorative stone wall has been removed from the Existing Conditions sheet.
12. The tree protection fencing is now shown on the grading and the landscaping plan.
13. The conservation checklist is now provided on the landscaping plan.
14. No grading is proposed within the dripline of the tree to be preserved.
15. A comprehensive sign plan will be submitted prior to final approval.
VDOT:
1. A standard 5’ concrete sidewalk and 6’ planting strip are now provided at the site frontage.
2. Old curb cuts shall be replaced, CG‐2 proposed.
3. The entrance geometry meets VDOT standards, the tie‐in curb provides a 25’ radius.
4. An access easement is provided to the gas station site.
5. The existing sight distance lines for the existing entrance are provided.
6. The existing entrance location is maintained unchanged, the curb returns will be tied‐into with CG‐2. No adjustment to the
size or location of the existing property entrance is proposed.
7. The proposed entrance is not intended to be partial access.
8. Mill and overlay is now provided and detail WP‐2 is added to the detail sheet.
9. A MOT plan shall be provided prior to final approval.
10. This note has been added to the landscaping sheet.
11. The entrance is not changed with this proposed plan. The existing entrance conditions are maintained. Existing contours
are shown in the area of the entrance.
ACSA Comments:
1. The applicant acknowledges RWSA approval is required for the sewer connection.
2. The existing water meter will be investigated to confirm building service
3. The existing fire line will be investigated in the field to confirm it is a fire line to this subject building.
4. Fixture counts shall be provided prior to final approval.
5. The applicant acknowledges the connection fee requirement.
RWSA Comments:
General Comments:
1. The applicant acknowledges this request. The client will make a determination prior to final approval of this plan.
2. The proposed use of the manufacturing space and estimated sewer flows shall be provided prior to final approval of this
plan.
3. The RWSA General Water and Sewer Notes are now provided on the sheet 7
Sheet 3:
1. The RWSA 12” VCP Sanitary Sewer Line is now labeled with ownership, material, and diameter, as well as the easement.
2. A profile is now provided for the 6” tie into the RWSA sanitary sewer manhole, additional discovery will occur to ensure
crossing does not conflict with existing and proposed utilities.
3. The requested sewer connection notes are now provided on the final site plan.
Sheet 4:
1. The sanitary sewer line is now labeled.
2. The applicant acknowledges this requirement and notes this on the grading plan.
3. The storm drain is now shown on the grading and drainage sheet and the sanitary lateral profile.
Sheet 6:
1. The sanitary sewer line is labeled on the landscaping plan.
2. The trees are removed from the RWSA sewer easement.
Zoning
1. The parking space note has been added to the plans, see sheet 3 note 10.
2. The visual inspection note has been added to the plans, see sheet 3 note 14.
3. The roof drains note has been added to the plans, see sheet 3 note 15.
4. The 8 accessible parking spaces have been located in closest proximity to the building.
