Subject: SUB202000080 — Cascadia Lot 162 — Boundary Line Adjustment
The County of Albemarle Planning Division will grant or recommend approval of the Final Plat
referenced above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless
otherwise specified.] If no action is taken within 6 months of receiving these review comments,
the application will be deemed withdrawn.
1. [14-302(B)(5)] Zoning information. This property is subject to proffers per ZMA2002-4.
Revise Note 7.
2. [14-302(B)(5)] Zoning information. Remove reference to the districts/overlays that TMP
781-1-02-162 is not in, and only included those it is located in.
3. [14-303(C)(E)] Boundary lines. Provide dimension for curve C1.
4. [14-303(D)] Acreage. GIS shows TMP 781-1-01-A as 5.944 acres, not 6.064.
5. [Comment] Revise setback note to reference ZMA2002-4, instead of an approved plat.
6. [ZMA200200004] Open space. Add a note to show the overall open space required for
Cascadia Blocks 1-3, and how this BLA affects that total, in order to ensure that there is
still sufficient open space for Blocks 1-3. The note or table should indicate required open
space for Blocks 1-3, and how much is provided.
