1 . This plat is based upon a current field survey.
2. A land boundary survey was performed for each
subject property in compliance with regulations set
forth in 18VAC10-20-370.
3. Metes and bounds calls along the centerline of
Moore's Creek from points "A" to'B" are provided for
mathematical closure and area calculation purposes
only.
4. This plat has been prepared without the benefit of a
current title report and therefore may not reflect all
easements and encumbrances upon the subject
properties shown hereon.
5. Portions of the subject properties are located within
Zones AE and X (shaded) on FEMA NFIP
Community Map Panel No. 51003CO269D, effective
February 4, 2005, and further revised per LOMR
#08-03-1390P, effective August 8, 2008 and LOMR
#18-03-2061A, effective Novernber 6, 2018.
6. No places of burial were observed during this
survey.
7. The stream buffer shown hereon shall be managed
in accordance with the Alberarle County Water
Protection Ordinance.
8. The subject properties are located within the Moore's
Creek watershed but are not located within awater
supply protection area.
9. The subject properties are not located within an
Albemarle County Agricultural -Forestal District.
10. TMP 76-55A is zoned HC (Highway Commercial).
The property is located within the AIA Airport Impact
Area Overlay Zoning District, the EC Entrance
Corridor Overlay District, the FH Flood Hazard
Overlay District, and portions of the property are
located within the Preserved Steep Slopes Overlay
District. The property is subject to the approved
application plans and proffers of ZMA201200007.
The property is subject to the approved conditions
of SP2007-63.
TMP 76M1-1 is zoned LI (Light Industry). The
property is located within the AIA Airport Impact Area
Overlay Zoning District, the EC Entrance Corridor
Overlay District, and portions of the property are
located within the Managed and Preserved Steep
Slopes Overlay Districts and the FH Flood Hazard
Overlay District. The property is subject to the
approved application plans and proffers of
