From: Paty Saternye- Senior Planner Division: Planning Services Date: May 8, 2020 Rev. 1: May 14, 2020 Subject: SUB-2020-46 TMP 32-8 — Boundary Line Adjustment The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 2. [14-302 (A)(10)] Right of further division on proposed lots. Revise the right of further division note to be for both parcels, Parcel X & Parcel Y. Rev. 1: Comment not vet fully addressed. Revise the development rights note to have the correct number of development rights. Prior to this division the parcel has 5 development rights. After the division there still will only be a total of 5 development rights between the two parcels, combined. They will not have 5 development rights each. Therefore, the owner(s) have to decide how many development rights thev want to assign to each of the proposed parcels. One option is to have all 5 DR go with the residue and none stay with the portion being added to TM 32-10. However, if that is what is proposed it has to be clearly stated in the note. I have attached a highlighted version of the "Citizen's Guide to Development Rights". The highlight and added text on page 2 1 hope will clarify the issue. 3. [14-302 (13)(9)] Flood Plain. Revise the flood plain note to state the portion in question "is" located and not "appears to be" located in the zones specified. Rev. 1: Comment not vet fullv addressed. The first reference to "appears to be" was removed from the note but not the second. Please revise the note to use "is" through out the note and not "appears to be". 6. Rev. 1: [NEW COMMENTI The label for the "50' Right-of-Wav Easement" in the bottom left has been revised, but the bottom part of the note has been cut off.
