We have reviewed the plat and have the following comments:
Engineering
1. Please separate the Public Drainage and Stormwater Management Facility easements.
The Stormwater Management Facility Easement should only cover the stormwater
facility (the pond) and the facility's outlet pipe, while the Public Drainage Easement
covers the storm sewers leading to the facility. Easement delineations are depicted as
requested / outlined above.
2. A Deed of Dedication for the SWM facility easement and a deed for the public drainage
easements will need to be signed and recorded. These will filled out by the County and
forwarded to the applicant when the final plat is nearing approval and after the
Stormwater Maintenance Agreement has been completed and recorded.

1. [14-302(A)(4)] Public easements. Deeds/maintenance documents are required for these easements.
Templates will be sent to the applicant to be completed. Incidental, not a plat revision item.
2. [14-302(A)(4)(5)] Easement information. If SUB201900106 has been recorded, the access easement for the
special lot (road) should be shown on the plat, with the DB/PG. Now shown. (Esmt and parcel designation, SH 3)
3. [ 14-302(A)(1 1)] Instrument creating property. SUB201900106 was approved on March 5, 2020 and
resulted in boundary line adjustments (and a new parcel for the private street) of TMP's 32-18, 32-18A, and
32-6R. However, the most recent DB/PG references for these parcels do not appear to be shown on the plat.
Has SUB201900106 been recorded yet? The parcel boundary lines have not been adjusted in the County's
GIS system yet. Boundary shown per BLA / reconfiguration now recorded. Instrument 20200002722 referenced.
4. [14-302(B)(5)] Zoning. Include that all parcels are within the Entrance Corridor zoning overlay district.

5. [14-303(A)] Signature information. The paragraph under `Owner's Approval' for the signature block
includes TMP 32-6R. However, this parcel does not appear to have improvements shown on it for this plat.
This parcel also has a different owner in GIS, and therefore would require an additional signature block.
6. [14-303(A)] Signature information. This paragraph also references that this plat is a `boundary line
University of Virginia Foundation is owner of record for all parcels, except 32-18B
in the name of University of Virginia Real Estate Foundation (which is not
encumbered by new easement.) One signature block is provided.

adjustment', however that does not appear to be shown on the plat. Please clarify. Corrected.
7. [14-303(D)] Acreage. The acreage information provided matches the current information in GIS, however
the approved plat SUB201900106 shows the adjusted acreages. Please clarify. Acreage reflects record
BLA.
8. [Advisory Comment] Ensure that the final site plan (SDP201900047) exactly matches the final approved
version of this easement plat. The Deed Book/Page of each easement must also be shown on the final site
plan.
