SITE PLAN AMENDMENT NARRATIVE
The developer is proposing the following changes due to the presence of rock in the area in
between the proposed building and the soccer field:
1) Modify parking layout to avoid rock. The total number of parking spaces in Phase 1 has been
reduced from 31 to :25 spaces. This parking number is adequate for the proposed use. See
below for additional explanation.
2) Revise watermain payout to minimize installation of watermain through rock.
3) Eliminate bio-filter 3, which was located in rock,
4) Revise computatioms for bio-filter 2 to account for revised impervious drainage area.
5) Update landscaping; to conform to new layout.
6) Revise Phase 2 conceptual layout.
PARKING REQUIREMENT NARRATIVE
A parking requirement .is not available for a historical center designation, so per Z.O.4.12.7(C), the
applicant is requesting that the zoning administrator consider the following parking analysis to
support the proposal to provide 25 parking spaces and 2 bus spaces.
Parking Analysis
ITE, 7th edition, Land Use 495, Recreational Center:
Peak Day of Traffic Generation is Sunday at a rate of 13.6 vpd per 1,000 square feet (50% entering
and 50% exiting).
Based on 2,500 square feet of building, this translates into 34 total vehicle trips per day, or 17 trips
entering the parking lot:.
Peak Hour Generator is a Weekday AM at a rate of 2.69 vph per 1,000 square feeet (53% entering
and 47% exiting)
Based on 2,500 square :feet of building, this translates into a maximum of 7 vehicle trips per hour,
or 4 trips entering the parking lot.
Based on the above parking calculations, the parking provided of 25 spaces exceeds the maximum
daily demand of 22 spaces (17 maximum daily incoming trips plus 5 employee parking spaces).
Furthermore, it should be noted that ample parking is also provided in the Darden Towe parking lot,
located approximately 450 feet from the building. A pedestrian pathway is provided from the
parking lot to the proposed building. Finally, 2 bus parking spaces are provided in the parking lot
to handle the expected demand from bus tours and school field trips.
