The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the
Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)10] Revise note #3 as follows: `Parcel X is assigned 2 development rights and may be further divided.
The residue of Tax Map/Parcel 100-24 is retaining 3 development rights and when further divided it shall not
consist of more than 16.26 acres. "
2. [14-302(B)10] The stream buffer continues along the floodzone lines for Zone A and Zone X. Label the stream
buffer along the entire water feature. Also, provide the following note on the plat: "The stream buffer(s) shown
hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance. "
3. [14-302(B)5] Neither of these parcels are located in the Entrance Corridor (EC) Overlay District. Revise note #9
appropriately.
4. [14-303(S)] Provide at least four (4) control points, evenly distributed across the property and located at survey
property corners, and shown on each sheet depicting the property. At the option of the subdivider, the control
points may be shown on a copy of the final plat, rather than on the original final plat.
5. [Comment] On the plat discontinue the use of any color other than Blue or Black.
6. [14-309 & 14-3101 Soil evaluations; Health Director Approval of wells and septic systems. Each lot shall be
provided a primary and reserve drainfield location approved by the Health Department. Approval by the Health
Department is required before the plat can be approved. Please submit the soil work for each lot and I'll forward it
to the Health Department for their review.
Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney's office and
may be found at www.albemarle.org/countycode. In accord with the provisions of Section 14-229(B) of Chapter 14,
if the applicant fails to submit a revised plat to address all of the requirements within six (6) months after the date of this
letter, then the application shall be deemed voluntarily withdrawn. Please contact Christopher Perez at the Division of
