Per the final site plan and allowed zoning, the maximum density on this property is 250 residential apartment units. The required amenities, as listed below, includes (6) tot lots and (1 1/2) full basketball courts. The Presidio Apartment project proposes a number of recreational amenities as substitutions to the required tot lots and basketball courts. These amenities, as listed on the final site plan, include: 1. 14,000 SF Clubhouse 2. 12,200 SF Pool and Pool Deck 3. 3,500 SF Dog Park 4. 2,800 SF Beer Garden 5. 12,650 Active Recreational Courtyard 6. 9,600 SF of Onsite Walking trails The total onsite proposed recreational amenities acreage total is 52,150 SF or 1.20 acres, which exceeds the minimum recreational area required for the project. Required Amenities The following summarizes the required amenities per the ordinance: Required Recreation area: 200 s.f. x 250 units = 50,000 s.f. or 1.15 ac Six (6) tot lots required, each to include: • 1 swing with 4 seats • 1 slide • 2 climbers • 1 buckabout or whirl • 2 benches (1) Full Basketball Court: 1/2 court/100 units x 250 units = 1 1/2 full or 3 half courts required Proposed Amenities: Recreational Pocket Park area Upland recreational amenities for the development, as shown on the final site plan and listed above. Amenities to be included within the space are listed above with the minimum required areas. TOTAL AREA PROVIDED: 1.2 acres Please consider this combination of recreational amenities and recreational area as a valid substitution for the required recreational amenities within the Presidio Apartment Complex.
