To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned Residential — R-15 per Zoning Map Amendment ZMA199200014,
approved July 14, 1993 with proffers. The permitted uses of the Property are provided in
Section 18 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance"). The
Property is subject to the Airport Impact Area Overlay District as described in Section 30
of the Zoning Ordinance.
• If the Property is consolidated to 24.464 acres then 366 units (24.464 acres x 15 units
per acre = 366.96 rounds to 366 units by standard Zoning practice/policy) consisting of
single or multifamily units, could be theoretically constructed on the Property by -right
dependent on receiving all the applicable permits and approvals. Granted this calculation
is using the standard development calculations as defined in Section 18.3.
• There is one Special Use Permit associated with the Property, SP199500025, approved
with conditions to allow the current use of the Property as a mobile home park.
• The Property is subject to Site Plan SDP199900054 and its associated Letters of
Revision. It appears the Property has been developed in accord with these approved
plans.
• There are no pending Zoning violations associated with the Property.
• Copies of any applicable records may be obtained via the noted links or from this office
with a request through the department's Records Manager, Paul Bjornsen, at
pblornsen(a)-albemarle.org once they have been approved or issued.
