The Anderson property lies approximately nine miles south of Charlottesville, just west of Route 20
near Walton Middle School. It is bound on the north by Route 708 (Red Hill Road) and on the west
by State Road 717 (Secretary's Sand Road). All together, the property has nearly 6,000 feet of road
frontage on these two major roads.
Legal Description:
ALL that certain tract or parcel of land, situated in the Scottsville Magisterial District of Albemarle
County, Virginia, near Carter's Bridge, containing 247.780 acres, more or less, being all of a tract of
254.28 acres as shown on plat recorded in the Clerk's Office of the Circuit Court of Albemarle
County, Virginia, in Deed Book 368, Page 64; LESS and EXCEPT three off - conveyances of 1.50
acres and .42 acre conveyed by Roberts Coles to Leigh Walker by deed of May 4, 1962, recorded in
the aforesaid Clerk's Office, in Deed Book 378, Page 473; AND 4.58 acres conveyed to Ronald
Marcus in the aforesaid Clerk's Office in Deed Book 2046, Page 431.

Condition of Land: Describe condition and management status of forest or farmland, health of wetlands

The Anderson property lies in the Green Mountains of southern Albemarle County and is located within
the Southern Albemarle Rural Historic District, an historic area known for its beautiful estates and highly
productive farmland. The rolling Piedmont property is composed of both woodlands and unimproved
pastureland. Since nearly 6,000 linear feet of the South Fork of the Hardware River and almost 2,500
linear feet of the Hardware River run through the property, a significant amount of land (72 acres)
occupies a 100 -year floodplain. Much of this floodplain, which occupies both pasture and woodland,
will be protected with 100 foot wide riparian easements. Due to its proximity to major waterways, the
terrain is deeply folded with a series of alternating ridges and deep valleys that feed in to the river. The
forestland contains a mix of upland hardwoods (including yellow poplar, red oak, white oak, chestnut
oak and hickory) and scattered yellow pine that have been thinned several times in the past. Many of the
previously open hillsides that are steep and difficult to access have been abandoned and are naturally
reforesting with cedar, pine, mixed hardwoods and dense shrub growth. Due to the natural erodibility of
the soil and damage from past cattle grazing, the river has scoured a deep channel that is steep and
unstable for significant portions of its length.
