Property Location/Description
Location:
The property is composed of two contiguous parcels of land (Tax Map 44, Parcels 4J & 4K) that lie
on the southside of State Road 676 (Woodlands Road), approximately seven miles northwest
of Charlottesville. It is bounded on the north by SR 676 and on the west and south by other land
owned by the Garnetts (TM 44 -4H), previously placed under easement with the Virginia Outdoors
Foundation.
Legal Description:
Parcel One (Tax Map 44, Parcel 4J): All that certain lot or parcel of land located in Albemarle County,
Virginia, containing 21.5 acres, more or less, and being more particularly described as Parcel D on a
plat of R. 0 . Snow and R. W. Ray, Inc., P.C., dated March 24, 1980, which plat is recorded in the
Clerk's Office of the Circuit Court of Albemarle County, Virginia, in Deed Book 692, page 830.
Parcel Two (Tax Map 44, Parcel 4K): All that certain lot or parcel of land located in Albemarle
County, Virginia, containing 50.0 acres, more or less, and being more particularly described as Parcel E
on a plat of R. 0. Snow and R. W. Ray, Inc., P.C., dated March 24,1980, which plat is recorded in the
Clerk's Office of the Circuit Court of Albemarle County, Virginia, in Deed Book 692, page 830.

Condition of Land: Describe condition and management status of forest or farmland, health of wetlands

The Garnett Property lies in the gently rolling foothills of the Virginia Piedmont. Since the land has
been used as a working family farm for many years and none of it occurs on critical slopes, it remains as
open and accessible farmland for mostly grazing and haymaking purposes. Perennial streams run along
both the western and southern edges of the property. Though much of this is fenced off to exclude cattle,
there is a major stream crossing and various access points for livestock to water from the stream that runs
down the western edge of the property. The farmland is well managed and maintained with good
fencing and cross fencing to rotate livestock. For the most part, the fencing keeps cattle well away from
stream channels and SR 676, thereby restricting them to the interior, more upland areas of the farm. The
easement establishes 100 foot wide buffers along all the perennial streams, as measured from each side
of the stream.
