Subject: SUB202000031 UVA Foundation North Fork Research Park — Boundary Line Adjustment Plat
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference,
which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302 (A)(1)] State that portions of the 66' private street easement on TMPs 32-19J1 and TMP 32-
6A2 are being vacated with this plat in the title on Sheet 1. Rev. 1: Comment addressed.
2. [14-302 (A)(4)] Based on what is shown on this plat, the existing 66' private street easement between
TMPs 32-6A2 and TMP 32-19J1 is being vacated and re -platted at variable widths (47. F and 29'). A
maintenance agreement was recorded in DB 4957, pages 705-710 for the 66' private street. Please
provide documentation that the applicant has verified that the existing maintenance agreement does not
need to be revised in order to ensure that the new private street locations/alignment are covered under
the existing agreement. If not, a new maintenance agreement may need to be submitted replacing the
previous one. Rev. 1: Revised declaration has been transmitted to the County Attorney for review.
Any comments or approvals from the County Attorney will be forwarded to the applicant upon
receipt. Rev. 2: County Attorney had no obiections to the draft maintenance agreement. Please
submit a copy of the signed maintenance agreement with the final plat for final County approval.
3. 114-302 (B)(1)] Please add a date of last revision. Rev. 1: Comment stands. Rev. 2: Comment
addressed.
4. 114-302 (B)(5)] Please state in the zoning notes that each parcel is subject to the provisions set out in
ZMA95-04, ZMA98-07, and ZMA2005-03. Rev. 1: Comment addressed.
[14-303 (D)] Plat recorded in DB 4957, pages 692-700C states that the acreage of TMP 32-19G is 4.731
acres. Please verify and revise the acreage stated in the property label on Sheet 2. Rev. 1: Comment
addressed
a. Please provide a note with an acreage calculation stating the existing acreages of TMPs 32-6R,
TMP 32-6A2, and TMP 32-19G, and then add/subtract the acreages of parcels X, Y, and Z as
necessary to calculate the new acreages of each. Rev. 1: Comment addressed.
6. [14-302 (A)(4) and 14-302 (A)(5)] There is another easement plat application, SUB202000029,
currently under review. This plat is creating new easements across the subject parcels. If that plat is
recorded prior to approval of this plat, please update sheets 2 and 3 as necessary to identify existing
easements by name, width, and recorded instrument number. A note could also be added to Sheet 1
stating that there are other easements affecting the subject properties recorded in DB _ pages _.
Rev. 1: Per applicant comment response, the deed book and page number will be added to this plat.
SUB202000029 has been approved. Please state the recorded instrument number on Sheets 2 and 3.
Rev. 2: Comment addressed.
