RE: Response Letter #1 for SUB202000055 Proffit Road Townhomes North — Engineering
Dear Emily,
Thank you for your review of the Road plan request for Proffit Road Townhomes North. This letter
contains responses to County comments dated April 29"' 2020. Our responses are as follows:
1. Please put the plan number on the cover sheet, SDP20200028.
Number added to cover sheet.
2. Road plan must be approved and bonded before final site plan can be approved.
Acknowledged.
3. Road B must terminate at Road D to match the approved ZMA20180006. Also interconnectivity
must be shown as illustrated on the same approved ZMA.
For now, in anticipation of the approval of ZMA201900010 prior to site plan approval, we
are going to leave Road B in ZMA2019-10 form. We will of course adjust this if timing
becomes an issue.
4. Please note that the approved WPO must match the ultimate layout that is approved for this site,
or a WPO amendment will be necessary. It was engineering's understanding that the WPO will
match the layout that is approved for ZMA201900010. However, if that 2019ZMA is never
approved, the WPO must be amended.
Acknowledged, the WPO plan was designed based on ZMA2019-10 Block A (between the
stream and Proffit Rd). Just as with Road B, this will be amended in the event that
ZMA2019-10 is denied or withdrawn.
5. The road plan and profiles do not need to be included with the site plan. Please remove sheets that
do not apply.
Acknowledged, these will not be included in this plan.
6. Please clearly show the steep slopes on all applicable sheets. They appear to be outlined, but not
clearly hatched or shaded.
Acknowledged, steep slopes shown throughout. The hatch is fairly light so as to not obscure
other linework. Labels have now been added.
7. Please show the required 25 ft buffers on the northeastern corner of the property.
Acknowledged, these are now included in the viewport.

Signed and sealed retaining wall designs must be provided prior to final site plan approval. This
was commented on during the WPO review process.
Acknowledged, we are waiting for these to be completed and will send as soon as received.
9. Ensure parallel parking spaces meet requirements (9ftx20ft).
Acknowledged, road width was designed for 9' width but the plan sheet labelling was
wrong. This is now fixed.
10. Provide storm calculations to go along with the profiles shown on sheet Cl ,
Acknowledged, these have been included with the Road Plans. We typically don't include
storm calcs. with site plans.
