Subject: SUB202000093 TMP 50-48A and TMP 50-49 - BLA
The County of Albemarle Planning Division will grant or recommend approval of the Boundary Line Adjustment Plat
referenced above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)(15)] Identification of all owners and certain interest holders. Provide the addresses of each
owner of record.
2. [14-302(B)(10)] Stream buffers. Depict and label the stream buffer on the northwestern corner of the
property. Also, provide the following note: "The stream buffer(s) shown hereon shall be managed in
accordance with the Albemarle County Water Protection Ordinance. "
3. [14-302(B)7] Reservoir watershed. Provide a note that states: "This property is not located in an
agricultural forestall district nor a water supply watershed. "
4. [14-302(A)(2)] Vicinity Map. Provide a scale for the vicinity map. Vicinity maps are required to be a scale
of 1 inch equal to 2,000 feet. Revise.
5. [14-302(A)(9)] Building site on proposed lots. The plat shall contain the following note: `Parcel [letter or
number] and the residue of Tax Map/Parcel [numbers] each contain a building site that complies with
section 4.2.1 of the Albemarle County Zoning Ordinance. " Revise accordingly.
6. [14-302(A)(10)] Right offurther division ofproposed lots. The plat lacks the appropriate development
rights note. Provide the following note: `Parcel [letter or number] is assigned [number] development
rights and may/may not be further divided and when further divided these rights shall not comprise
more than [number] acres. The residue of Tax Map/Parcel [numbers] is retaining [number]
development rights and when further divided it shall not consist of more than [number] acres. "
If development rights are not affected with the BLA please state the following: `Developments rights are
not affected by this boundary line adjustment. "
7. [14-302(B)(5)] Zoning Classification. Revise the zoning of the parcel to also include the Entrance Corridor
(EC).
Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is kept
up to date by the County Attorney's office. The Code may found on the County Attorney's website which may be
found under "Departments and Services" at Albemarle.org. In accord with the provisions of Section 14-229(B) of
Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the requirements within
six (6) months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the
