Hi David,
I've also sent this to ACSA for their review — the 20X30' waterline ACSA easement was not on the
previous submittal.
SUB2019-79 is ready for signature (once signed plats are dropped off at the County), however SUB2019-
82 (this plat) is not. Please see attached correspondence from 07-23 and 09-16. We still have not
received the public drainage easement document nor a letter for the construction/grading easement.
This documents are required prior to signing off on the plat:
From 09-18-19 correspondence: ACSA has now given me their approval (no objection) of both plats —
therefore SUB2019-79 is ready for County signature (once owners have signed), and SUB2019-82 will be
ready once the required maintenance/permission documents mentioned below have been submitted
and reviewed. Thanks!

Attached is a revised copy of the off -site easement plat for Spring Hill Subdivision on TMP 90-35V
(Ronayne, LLC property). Could you please review and let us know if it is ready for signatures?
As a matter of reference, here are the changes we made to this easement plat:
1. There are no changes to the ACSA Waterline and Public Drainage Easements.
2. The ACSA Sanitary Sewer Easement was moved and a sanitary sewer manhole added.
3. The Temporary Grading and Construction Easement was modified.
These revisions match the latest site plan provided to us by Collins Engineering.
Also, the associated easement plat (SUB201900079) was not changed.
Please let me know if you need any additional information from me. Thanks in advance for your
assistance.

Hi David,
It looks like SUB2019-79 is ready for owner signature and then County signature — no changes were
made so no additional ACSA review is needed.
For SUB2019-82, given that changes were made between the first and second submittal, ACSA review is
still needed. Richard, could you please let us know if any outstanding ACSA comments remain on this
submittal? We also need to review and have the County Attorney's Office approve the maintenance
document. If there are no more ACSA comments, you could drop off the signed plat with owners'
signatures, but we cannot sign until the maintenance agreement is approved. It looks like I sent the
maintenance template over, but let me know if I should email it again! It looks like we also need the
document regarding construction/grading easement, outlined below in the previous email.
Hopefully I haven't missed any resubmittals! Based on what I have now, SUB2019-79 is all set, and
SUB2019-82 needs those items listed above.

Based on your voice mail greeting, I understand that you are on vacation and will not be available to
respond to this email until next week. When you do return though, could you please confirm the status
of the two attached plats. These are the same plats that were submitted with the string of emails listed
below. Based on my responses to your comments below (in red), do we have your approval to proceed
with finalizing these plats (i.e. acquiring property owner signatures) for your approval signature? I
realize you need additional documentation beyond these two plats, so I am only asking based on the
merits of the plats themselves.
Please let me know if you have any questions or need any additional information from me.

Thanks again for sending these along. It looks like I have the following for these plats:
SUB2019-79:
1. I have no objection and no remaining comments. N/A
2. 1 haven't heard back yet from ACSA, but this plat did not change at all, so I would assume their
no objection remains. I assume as well.
3. 1 don't think the plans/plats have come in for Spring Hill yet, but I am assuming they will match,
and if this easement plat gets approved first, they will need to match this plat (although, since
it's offsite, it may just be referenced). Every attempt is being made to match the site plan being
generated by Collins Engineering.
SUB2019-82:
1. Please clarify if the proposed drainage easement is public or private: Public
a. If the proposed drainage easement is to be dedicated to the County (public), we will
need a maintenance document for County Attorney Office review. This document will
need to be recorded with the plat. I have a template I can send. Maintenance document
will be provided by others.
If it will be private, we need the deed/maintenance document for reference. N/A
2. Please provide an agreement for the grading and construction easement for reference.
Agreement document will be provided by others.
3. 1 haven't heard back yet from ACSA, but I will need their approval since the easement has
changed. I am assuming there will be no objections from ACSA.
4. Same comment on the Spring Hill plans/plats. Same response as above.
Both: As you noted, Proffer 4 needs to be completed before CO's will be issued for Spring Hill.
Therefore, it is up to the applicant to work with the site plan/subdivision reviewer (I believe it's Chris) to
ensure that they are completing all necessary easement plats before/during final site plan/subdivision
approval. Noted on both plats.

Attached are copies of the documents you need to proceed with the review of the off -site easements
that are necessary for the Spring Hill Development. There have been some changes to the site plan since
it was first submitted to the county and since I sent you the first submittal of the easement plats. Collins
Engineering is currently in the processes of finalizing their plans to submit to the county and they will
have their updated plans to you within the next two weeks. We have worked with Collins Engineering to
match their plans.
This is a summary of those changes.
1. The sanitary sewer alignment has been modified.
2. A drainage easement has been added.
3. A temporary grading easement has been added.
These changes only impact the Ronayne property (SUB201900082) but it has also eliminated the need
for an easement on TMP 90-35P.
Please let me know if you need any additional information or resources from me. Thanks in advance for
