The playground has been added to the recreation calculation table on the
Open Space Plan. The SF of gardens and parks has been revised.
ii. More clearly label the trail LF requirement on the layout or landscaping
plans.
The LF of the trail have been called out on the layout plan.
iii. Sidewalks do not count as amenities/required trails.
The open space table has been revised to not count sidewalks as amenities or
trails.
iv. Provide more detail on East Park and the SWM Facility. Is this intended to
be dry or wet?
Bioretention Facility 2 at the East Park is designed to be dry and have a max.
of 1' of ponding. Refer to the detail on sheet C6.00.
v. Will West Park be a special lot, to ensure it is publicly accessible?
Otherwise confirm how it will be publicly accessible.
The West Park (between the condo buildings) will be owned and maintained
by an HOA.
vi. Remove the Recreation/Park space note. Anything shown on the site plan
must be built/constructed/planted prior to inspection approval. The final
design must be shown on the final site plan. A significant change will
require a Letter of Revision. Optional landscaping does not need to be
included.
The Recreation/Park space note has been removed.
18. Code of Development and Vehicular Trip Count: The maximum trip count permitted for
Phase I is 5,000 trips per day. The COD also requires each site plan to show the trip
count generated with each site plan. Include this requirement.
The trip generation for this site plan has been shown on the cover. The Village 1 Total ADT is
481 trips per day.
19. Code of Development and Retaining Walls:
a. Label any retaining walls shown on the site plan. Note that the COD limits
retaining wall height to a maximum of 6'.
All retaining walls have been labeled on the plan. See sheets C4.01-C4.04. Retaining
wall top and bottom of wall elevations have been called out on sheets C4.10-C4.12.
b. Any retaining walls on individual lots require a maintenance easement.
Maintenance easements have been provided around all retaining walls on individual
lots.
20. Housing Mixture Plan: Include an expanded table of the Housing Mixture Plan approved
with the rezoning on each plan/plat submittal, so that Planning can track this Housing
Mixture Plan as it is filled out overtime.
A Housing and Density Plan sheet has been added to the plans.
