Dear Mr. Collins,
We have received revised site plans and architectural plans for the above -noted application that
address the conditions of approval the Architectural Review Board requested at its March 2, 2020
meeting. The following revisions are requested to make the proposal consistent with those
conditions as well as the Entrance Corridor design criteria.
1. Revise the scales specified on sheet 16 to match the scale of the drawing.
Rev. 1: Comment not vet fully addressed. Revise the vertical scale to match the
measurements shown on the vertical axis. It appears that the vertical scale is also 1 "=50'.
However, it is listed as 1 "=5', both in the title block and on the graphic scale block.
2. Revise the elevations to include dimensions including the proposed heights.
Rev. 1: Comment not vet fully addressed. Dimensions has been provided on the elevations
submitted, but the elevations submitted do not include Building #1 which would be the one
most visible from the EC and the one provided in the previous submission. Either specify
that Building #1 is identical to one of the building elevations provided (2, 7, 8 & 9) or provide
the elevation for Building #1 and ensure that all elevation related comments including the
proposed heights dimensions are included in them.
3. Revise the building elevations to label all materials. If colors will be selected by future
owners, add a note to the architectural drawings stating that the same color cannot be used
for adjacent units.
Rev. 1: Comment not vet fully addressed. Labels for the general building materials, and a
note about the same colors not being used, has been provided on the elevations submitted.
However, the elevations submitted do not include building #1 which would be the one most
visible from the EC and the one provided in the previous submission. Either specify that
Building #1 is identical to one of the building elevations provided (2, 7, 8 & 9) or provide the
elevation for Building #1 and ensure that all elevation related comments, including labels for
the aeneral buildina materials and about the same colors not beina used are included in it.
4. Provide material and color samples for brick.
Rev. 1: Comment not yet fully addressed. Submit a physical sample of the St. Louis brick
option. A photograph of the three brick options for Brookhill Blk 8B has been provided. The
County already has physical samples for two of the three colors, but a physical sample for
the St. Louis color is still reauired.
5. Ensure all mechanical equipment is shown and labeled on the site plan, roof plan, and
building elevations. If roof -mounted mechanical equipment is proposed, show the placement
and proposed heights of mechanical units. Show how all visibility of mechanical equipment
from the EC will be eliminated.
Rev. 1: Comment not vet fully addressed. It does not appear that any of what appear to be
HVAC units behind the residential units are labeled. Ensure all mechanical equipment,
including HVAC units, is shown and labeled on the site plan. Specify on the comment
response letter which pages of the site plan show the labels for the HVAC units.
6. If above -ground utilities are proposed, provide these and their easements on revised site
plans.
Rev. 1: Comment addressed. Comment response letter states all aboveground proposed
utilities are shown on the site plan.
7. Provide details on the pergolas, label them in the elevations, and show them in the roof
plan.
Rev. 1: Comment not yet fully addressed. Pergolas have been shown and labeled in the
revised elevations provided, but the following still needs to be addressed:
a) Either specify that Building #1 is identical to one of the building elevations provided
(2, 7, 8 & 9) or provide an elevation of building #1 showing and labeling the
pergolas.
b) No revised roof plan was submitted. Revise the roof plans to show the pergolas.
c) Provide a detail of the pergola.
8. Include the mechanical equipment note on the revised site plans and architectural drawings:
Visibility of all mechanical equipment from the Entrance Corridor shall be eliminated.
Rev. 1: Comment addressed. Note that the mechanical note aaolies to all mechanical
eauioment. includina the HVAC units. and not iust items that would be housed in the
mechanical room.
9. Include the standard lighting note in the site plan: Each outdoor luminaire equipped with a
lamp that emits 3,000 or more initial lumens shall be a full cutoff luminaire and shall be
arranged or shielded to reflect light away from adjoining residential districts and away from
adjacent roads. The spillover of lighting from luminaires onto public roads and property in
residential or rural areas zoning districts shall not exceed one half footcandle.

10. Provide one more large shade tree along the east side of Wesley Lane.

11. Provide tree protection fencing and labels in the grading plan.
Rev. 1: Comment addressed.
12. Identify on the plan the proposed material and color for the retaining walls. Anchor
Diamond Pro "James River" is recommended.

Within 15 days of the date of this letter, please send me a letter (by email is acceptable) indicating
whether you will or will not proceed with these revisions. If you choose not to proceed with these
revisions, staff will be unable to approve your application. If you choose to proceed with the
revisions, please forward me two set of revised drawings together with a memo summarizing the
revisions you've made. Your decision to make the revisions will suspend the 60-day review period
associated with your original submittal. However, I expect to complete the review of your revised
proposal within 2 weeks of your re -submittal.
If you have any questions about this action, please contact me as soon as possible. I look forward to
receiving your revisions and completing this review with an approval letter.
