Subject: SUB202000089 Presidio Apartments Pantops — Easement Plat
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference,
which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
[14-302 (A)(5)] The vacation of existing public easements and platting of new public easements
requires a deed of dedication and easement. This must be submitted with the plat and sent to the County
Attorney for review and approval prior to final plat approval. Please contact Engineering Division
reviewer to obtain copy of easement deed template, and revise as necessary to describe what this plat is
proposing.
2. [14-302 (A)(5)] Please be aware that two other plats for these parcels are currently under review:
SUB202000016 and SUB202000115. If either of these plats are approved and recorded prior to
approval of this application, the plat will need to be revised accordingly to show all existing easements.
3. [14-302 (A)(11)] Please be aware that two other plats for these parcels are currently under review:
SUB202000016 and SUB202000115. If either of these plats are approved and recorded prior to
approval of this application, the plat will need to be revised accordingly to state the correct instrument
numbers.
4. [14-302 (B)(5)] Revise the zoning note on Sheet 1 so that individual zoning classification notes are
provided for both TMPs. State the applicable overlay districts that apply to each parcel.
a. Clearly state that both TMPs are subject to the proffers and Application Plan of
ZMA200100015.
b. Per Albemarle County GIS, neither parcel lies within the FH Flood Hazard Overlay District.
Please confirm, and revise the zoning notes as necessary so that FH isn't mentioned if the
properties do not lie within the FH Overlay District. See Engineering Division comment
regarding the floodplain note on Sheet 1.
5. [14-302 (B)(1)] Please add a date of last revision.
6. [14-303 (D)] Please be aware that two other plats for these parcels are currently under review:
SUB202000016 and SUB202000115. If either of these plats are approved and recorded prior to
approval of this application, the plat will need to be revised accordingly to show correct parcel
boundaries and acreages.

Brian, we have reviewed the final plat and have the following comments:
SUB2020-00089
Sheet 1
1. Recommend title sheet Note reference to WPO2018-00027, Amendment 1.
2. Check note reading: `(shaded areas determined to be outside the 0.2% annual chance flood ...); revise if
meant to read inside.
Parcels 20M6 and 20M5, appear to lie in "Zone Y Other Areas",(unshaded) areas
determined to be outside the 0.2% annual chance floodplain.
"Zone Y Other Flood Areas", (shaded) areas determined to be outside
the 0.2% annual chance flood; areas of 1% annual chance flood with
average depths of less than 1 foot or with draniage areas less than 1 square
mile; and areas pprotected by levees from 1% annual chance flood,
And "Zone 'AE' Floodway Areas In Zone AE",(shaded) areas that must be kept free
of encroachment so that the 1% annual chance flood can be carried without
substantial increase in flood heights.
As shown on FIRM Community Panel 510006 289D, Effective date Feb. 4, 2005.

3. Revise conservation easement hatching so visible. Light grayscale pinpoint dots do not adequately
delineate conservation easement areas (are difficult to read).
4. Provide inset detail for curve C14 ( Arc=1.10').
5. A =0.56' (tie) does not tie to a defined (table) curve, but ties to an offset distance of C2. At a minimum,
provide inset detail of 0.56' tie, but Engineering requests a new tie to Arc C2 - C3 common arc endpoint.
6. Ref. linework and hatching of plat being replaced (at bk.-pg. 5276-400). Please preserve, show, or include:
a. Steep slope preserved overlay areas, image below
b. Steep slope managed overlay areas, image below
c. Greenway dedication, diagonal hatching, below
7. Please restore and adjust as needed tie to IF, sheet 3, deed bk.-pg. 5276-408 (below, blue circle).

Eliminate chevron (zigzag) hatching that indicates existing private drainage esmt (D.B. 5233 P. 359) to be
vacated. This recorded private drainage easement is not to be vacated or subsumed by proposed revised
New Facilities & Access Esmt. for SWM dedicated to public use. Rather, private drainage esmt. persists
`reserved for the installation, maintenance and access of all necessary drainage improvements' (see text
along upper margin of image, below). Unless mistaken, this private drainage esmt. was coordinated with
VDOT during prior easement plat review, to extend to VDOT R.W. (Interstate 64).
Label Interstate 64 parcel south of L28 (current plat, identical with recorded line segment E7, circled,
below).
