Subject: 2nd Submission Comments for ZMA202000004 Mill Creek Storage
The following comments are provided regarding the above noted application:

2. Application plan requirements:
a) The appliGatien plan must inGlude internal pedestrian aGGeSG Mutes to the other
narGels within the planned development per son+inn 18 25.G Addressed
b) The application plan must include conceptual grading, particularly for the grading
disturbing managed slopes as indicated by the Steep Slopes Overlay, awe
Conceptual grading was not addressed in the 2"°'submission. The managed
slopes were included on the concept plan.
c) The proposed setbaGks must be inrdinoted OR the application plan. Addressed on 2nd
submission.

The use buffer prohibits any construction activity, including any grading or clearing of
vegetation, within that 20' from the district boundary, and may only be waived via special
exception provided 1) the grading or clearing is necessary and would improve the site
design, 2) minimum screening requirements will be satisfied, and 3) existing landscaping in
excess of minimum requirements will be substantially restored. This will apply to existing
vegetation already on the site, as shown on GIS:
The applicant has not provided substantial evidence that disruption of the use buffer

is necessary and would improve site design.
4. The suggested pre#er statement notes that "while
SeGtien 1 above, SUGh Light warehousing shall be limited to self storage faGilities and SuGh
fadlitieG shall be PeGtFiGted to three (3) stepies." F=9F GlaFifiGatiOR, the use previously listed
the zoninq oFdonanGe as "liqht warehousing" is already limited te self sterage fadlitieS.
