Brich, P.E. 1401 East Broad Street Commissioner Richmond, Virginia 23219 June 9, 2020 Megan Nedostup County of Albemarle Department of Community Development 401 McIntire Road Charlottesville, VA 22902 Re: ZMA 2019-00002 Breezy Hill Review 5 Dear Ms. Nedostup: (804) 786-2701 Fax: (804) 786-2940 The Department of Transportation, Charlottesville Residency Transportation and Land Use Section, has reviewed the above referenced plan and TIA as submitted by Roudabush, Gale & Associates, Inc., revised April 23, 2020 and March 02, 2020, and offer the following comments: 1. The proffer statement appears to include the improvements proposed in the previously reviewed TIA. 2. The proposed curb and gutter road section on page 1 of the concept plan is acceptable for a public road with parking on one side of the street. 3. The proposed shoulder and ditch road section on page I of the concept plan is lacking sufficient shoulder stone or paving. The width necessary is provided. This could be resolved in the road plan review process. 4. It is likely that pedestrian accommodations will be required on at least one side of all public roads in this development in accordance with the Secondary Street Acceptance Requirements. 5. The SSAR requirement for multiple connections in multiple directions does not appear to be met. The entrance to Running Deer Drive, if made permanent, would meet this requirement.
