RE: 2415 Ivy Road Commercial Redevelopment Plan — Final ARB submission
www.collins-engineering.com
The final ARB site plan is attached and it includes all the items from the Final ARB checklist. In addition, it addresses the comments
from the initial site plan ARB review. These comments have been addressed as followed:
1. The dumpster location has been updated on the final plan. The dumpster is shielded by the building and obscured from
view. However, details for the dumpster enclosure have been added to the plan, indicating the type of screening
enclosure to meet ARB requirements.
2. The mechanical equipment is on the roof of the building. A note has been added to the site plan sheet 3 indicating this.
Also, a note has been added to the site plan sheet 3 indicating that the mechanical equipment shall be screened from the
entrance corridor.
3. The mechanical visibility note has been added to sheet 3, as requested.
4. The location of the gas meters and utility boxes are on the utility sheet 4. The meter boxes are flush with the ground in
the front yard. The gas meter is existing, but will be screened with landscaping around the patio.
5. The plan has been updated to add the required understory ornamental trees.
6. The plan has been updated with the utility modifications. The easements for these utilities are shown on the plan.
7. The location of the large street trees have been updated and spaced apart appropriately. There is also one existing tree
along the front that shall remain.
8. One additional tree was added, and the existing tree to remain is the other tree that is meeting this requirement.
9. All the required landscaping calculations have been added to the sheet for the final development plan.
10. The stone wall has been removed from the project.
11. The proposed stone wall has been removed from the project and no longer shows up on the existing conditions sheet.
12. The tree protection fencing has been shown and labeled on the grading sheet and landscaping sheet, as requested.
13. A conservation checklist has been added to the plan.
14. As shown on the plans, the grading is outside of the dripline of the trees to remain.
15. This comment is acknowledged. A sign package will be removed separately for the project.
