HomeMy WebLinkAboutARB202000073 Correspondence 2020-06-15 (5)ARB-2020-19: 2415 Ivy Rd. Description: 2415 Ivy Rd. is a one-story 28,125 s.f. former John Deere dealership constructed in 1950. The building is of industrial style with most of the original brick veneer and clerestory windows still in place. Later improvements on the street side of the building concealed the original windows and added new windows with metal canopies. With the exception of the eastern portion, the canopies were recently removed for abatement of hazardous materials. The proposed renovations will convert approximately 10,000 s.f. of the street -facing side of the building for retail and/or office use. The current plan shows six tenant spaces. However, the size and number of spaces may vary per tenant requirements, which may change the number of doors. The original front windows and brick veneer below will be removed to allow for new storefront windows and doors and new brick veneer pilasters to match the existing 5-course American bond coursing. A new metal canopy and painted wood wall screen will be added above the storefront system. The canopy is similar in style to the original canopy that was on the east end of the building and is still on the adjacent 2405 building, which was part of the original John Deere development. New glass garage doors and steel cable rail system are proposed for the loading dock area on the east side. New glass garage doors and entries will also be added to the west side, although the final number and location may vary per tenant requirements. Site improvements include new parking spaces and travelway in front of the building and a new sidewalk along the road frontage. Street trees and screening shrubs will be planted between the road and parking area. Additional parking with accompanying landscaping will be added toward the rear of the west side of the building. The existing parking areas to the east and north side of the building will be re -configured for car parking and a stormwater BMP. Compatibility with Surrounding Area and Entrance Corridor: 2415 Ivy Rd is part of small cluster of commercial buildings, most of which were part of the original John Deere dealership. 2405 Ivy Rd is the former John Deere "Dealers" building and is in the same brick veneer industrial style as 2415 and still has the original louvered canopy. The front fagade is updated with new storefront glass. Connected to 2405 is 2409, which is a newer white stucco and painted block addition with blue entry canopies. Beyond 2405 on the same parcel is 2401, the Tiger Fuel convenience store with beige siding and white trim. The proposed improvements to 2415 will essentially separate the building into two separate buildings, the front with a new storefront fagade and the rear will maintain the original industrial warehouse style. Keeping the existing brick and bronze storefront theme continues the relationship with 2405 and the lightness of the new wood wall screen works to connect to the light beige colors of the convenience store (2401). Beyond this small commercial cluster, development on the north side of Ivy Rd is set well back from the road and the south side is a golf course, so compatibility is essentially limited to within this commercial cluster.
