The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision/Zoning Ordinances unless otherwise specified.]
[General Comment] Due to the number of plats and deeds that are being recorded with the Albemarle
County Clerk's office, it is difficult to track what plats and deeds apply to each parcel. Please provide a note
for each parcel that lists all recorded instruments (plats, deeds, etc.) for TMPs 46-18, 46-18A, 46-19A1, 46-
19A2, and 46-19133. Rev. 1: Per applicant's comment response, staff agrees that due to the volume of
Brookhill related plats/deeds being reviewed and simultaneously recorded, this comment has become
arduous. As stated by the applicant, the Code only requires instruments pertaining specifically to the
TMPs that are subject to the plat application. Staff agrees with applicant's proposal to only list the
instrument that created the property, per the Subdivision Ordinance. Please revise the table as
necessary so it only makes reference to the most recently recorded instrument that applies to TMP
46-19B3. Staff requests that the applicant/developer maintain a comprehensive list of recorded
instruments for all of Brookhill and may ask for to see the list in the future for tracking purposes
during review of other development applications in Brookhill.
a. Please be aware that there are currently four other Brookhill plats under review, SUB201900123,
SUB202000035, SUB202000038, SUB202000043. This plat will need to be updated prior to
approval to incorporate updated instrument references, acreages, etc. assuming that any of those
plats are approved and recorded first. Rev. 1: See above.
b. Please update the Brookhill Deeds and Plats of Record so it states recorded instruments of
SUB201900138. Rev. 1: See above.
2. [14-302 (A)(3)] Please update the Salamander Street ROW label on Sheet 2. The DB number is incorrect,
it should be DB 5274, page 376. Rev. 1: Comment addressed.
[14-302 (B)(1)] Please add a date of last revision to each sheet. Rev. 1: Comment stands.
4. [14-302 (B)(5)] Please revise note 5 on Sheet V1 so that it states which overlay districts apply specifically
to TMP 46-19B3 and the new Block I parcel. According to Albemarle County GIS, there are no Managed
or Preserved Steep Slopes on the new Block lA parcel. Rev. 1: Please remove reference to the DBIZ in
Note 6. DBIZ is not an official overlay district.
5. [14-302 (B)(8)] Please revise the setback notes on Sheet 1. The applicable setbacks are mentioned on
page 16 of the Code of Development. Rev. 1: Comment addressed.
a. There is no minimum front setback. Maximum front setback is 30.' Rev. 1: Comment
addressed.
b. No minimum or maximum setbacks for porches. Rev. 1: Comment addressed.
c. Rear minimum setback is 5.' Rev. 1: Comment addressed.
d. Remove the building heights note. Rev. 1: Comment addressed.
6. [14-303 (A)] The State of Consent to Division says that new easements are being platted with this plat.
However, no new easements are shown on Sheet 2. Please verify. Either update the statement, or show
the new easements in accordance with Section 14-302 (A)(4), 14-302 (A)(5), and 14-303(E). Rev. 1: Per
applicant comment response, no new easements are proposed with this plat. Easements for Block
1A are currently under review on another plat, SUB202000099. Please revise Sheet 2 so that all
existing easements that have been recorded state "existing" instead of "new."
7. [General Comment] New easements that will be public will require deeds for review and approval. Rev.
1: Comment addressed, easements are being reviewed under SUB202000099.
8. [General Comment] Please revise Sheet 2 so that instrument numbers are stated in the property labels for
TMP 46-18E and 46-18A.
