Recommend title sheet Note reference to WP02018-00027, Amendment 1. (Rev. 1) Addressed. 2. Check note reading: `(shaded areas determined to be outside the 0.2% annual chance flood ...); revise if meant to read inside. [ image removed with Rev 1 comment. ]. (Rev. 1) Addressed. Sheet 3 3. Revise conservation easement hatching so visible. Light grayscale pinpoint dots do not adequately delineate conservation easement areas (are difficult to read). (Rev. 1) Withdrawn. Applicant response: `*hatching not revised, refer to line type "per legend" and Easement Labeling shown on plat*' During initial review, hatching type appeared nearly invisible; hatching is now more easily discernible. Thank you 4. Provide inset detail for curve C14 ( Arc—1.10'). (Rev. 1) Not addressed. Applicant response: `*Inset detail not necessary all curve information fully disclosed in curve Table.*' Arc measuring 1.10' at scale 1" —50' leaves this arc 2.2 hundredths of an inch. 14-301, B. Scale, applies to easement plats: `The plat shall be drawn to a scale of one (1) inch equals fifty (50) feet or to such scale as may be approved by the agent in a particular case.' In this case, please note magnification required to make sense of arc C14. Information presented on plats intimately understood by a technical professional is presented graphically to be of use to less technically -able users. Plats present technical data at a scale that translates meaning into graphic form to help minimize uncertainty of where, what, how far, in what direction this is what many want or need to know. Engineering does not impose requirements beyond those stipulated, does not intend to antagonize, or question competence. With this project, Engineering has tried to be responsive. While not reading too much into rejection of request to provide an inset detail. we request inset detail for C14 —see image, below. [ Image removed with Rev. 2 review comment. ] (Rev. 2) Addressed. Engineering Review Comments Page 2 of 2 5. A =0.56' (tie) does not tie to a defined (table) curve, but ties to an offset distance of C2. At a minimum, provide inset detail of 0.56' tie, but Engineering requests a new tie to Arc C2 - C3 common arc endpoint. (Rev. 1) Not addressed. Applicant response: `*curve table courses are now added to cover the offset portion of the 30' access easement that's common to the Facilities portion of the easement.*' Also, ref. item 4. Provide inset detail for 0.56' and 1.10' arcs. Physical dimension of 0.56' arc at 1" =50' scale is 1.2 hundredths of an inch, the thickness of three sheets of copy paper. Insets may appear on sheet 1, or if confusing or prohibited by professional survey standards, may be shown on a new sheet 4. [ Image removed with Rev. 2 comment. ] (Rev. 2) Addressed. 6. Ref. linework and hatching of plat being replaced (at bk.-pg. 5276-400). Please preserve, show, or include: a. Steep slope preserved overlay areas, image below (Rev. 1) Addressed. b. Applicant response: *Greenway trail does not touch subject properties or proposed easements and will not be shown. Existing Greenway Trail easement located on TMP.78_20M1 (Worrell Land & Development)*.' 7. Please restore and adjust as needed tie to IF, sheet 3, deed bk.-pg. 5276-408 (below, blue cin4e4. [ image removed with Rev 1 comment. ]. (Rev. 1) Addressed. 8. Eliminate chevron (zigzag) hatching that indicates existing private drainage esmt (D.B. 5233 P. 359) to be vacated. This recorded private drainage easement is not to be vacated or subsumed by proposed revised New Facilities & Access Esmt. for SWM dedicated to public use. Rather, private drainage esmt. persists `reserved for the installation, maintenance and access of all necessary drainage improvements' (see text along upper margin of image, below). Unless mistaken, this private drainage esmt. was coordinated with VDOT during prior easement plat review, to extend to VDOT R.W. (Interstate 64). (Rev. 1) Addressed. 9.
