RWSA has reviewed the Initial Site Plan for 2415 Ivy Road Commercial Redevelopment Plans dated 5/11/2020 by Collins
engineering and has the following comments.
General comments:
1. RWSA would like more information on the proposed use of the manufacturing space and estimated sewer flows
to determine if a sewer flow capacity request will be required prior to final site plan approval.
Sheet 3
1. Please show RWSA new water line easement (attached, Instrument No. 202000005303) on the western
boundary of the parcel. Also show on all relevant sheets.
2. In the Utility notes on this sheet, note that 1.5' of vertical separation is required between RWSA sewer line and
any other utilities.
3. Include the following RWSA sewer connection notes on this sheet: Sewer Connection
Add the following note to the utility plan sheet:
All connections to RWSA manholes shall be watertight and made with a flexible rubber boot. All coring
methods, the coring contractor and all materials for construction shall be approved by RWSA in writing prior to
construction. RWSA Engineering Staff shall be present for all cores into the manholes. Bypass pumping may be
required at the sole discretion of RWSA staff. Grouting of the manhole bench or interior may be required, at the
sole discretion of RWSA staff, for a smooth transition of flow. Existing manholes shall be backfilled to original
grade to the satisfaction of RWSA. Contact RWSA Engineering a minimum of 3 business days in advance to
schedule a core of a manhole.
Sheet 5 (which is labeled sheet 6):
1. No trees permitted within sanitary sewer easement.
Sheet 8/9:
1. Label RWSA Sewer Manhole on Sanitary lateral Profile.
2. Our records show the sanitary sewer manhole invert to be approximately 558.45. Inverts need to be surveyed
and called out in the profile and the 6" tie-in needs to be made at the bench.
3. Please provide a road profile for the connector road to show the grading over the VCP sewer line.
