Subject: SUB202000083 1799 Avon Street Ext. - BLA
The County of Albemarle Planning Division will recommend approval of the plat referenced above once the following
comments, and those provided by other Site Review Committee, SRC, members, have been satisfactorily addressed. The
following comments are those that have been identified at this time. Additional comments or conditions may be added or
eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.]
1. [Comment] Setbacks. Revise Note #7 to align with the non-infill R-1 Residential setbacks provided in Sec. 4.19 (primarily
the front- and side- minimum setbacks), OR remove this note from the plat as setbacks are not required on Boundary Line
Adjustment plats.
2. [ 14-302(B)(7)] Watershed. Revise Note 48 to also state that the Moores Creek Watershed is not a water supply watershed.
3. [14-302(A)(9)] Building site. Revise Note #9 to more clearly state "Revised Tax Map 30-35H and the residue...".
4. [14-302(B)(5)] Zoning. Revise Note #10 to add that these properties are also subject to the Steep Slopes (Managed) overlay
district.
5. [14-302(B)(7)] Agricultural -Forestal district. Provide a note on the plat that states whether the subject properties are within
an agricultural -forestal district (Note: They are not, but this information must be included on the plat).
6. [14-302(A)(3-5)] Easement. Please label the 12' Ingress/Egress Easement as "Private".
7. [14-303(H)] Monument materials. Include in the plat legend the "PF" and "NF" abbreviations and associated monument
materials.
8. [14-302(B)(1)] Resubmission. Reminder that revised plats must include the original date of drawing and the revision date(s)
of each subsequent version of the plat.
In accordance with the provisions of Z.O. 14-229 of the County Code, if the applicant fails to submit a revised plat to address all
of the requirements within six (6) months after the date of this letter, the application shall be deemed to have been voluntarily
withdrawn by the applicant.
