Charlottesville VA 22902-4596 Dear Ms. McCulley, Recently I was granted a family subdivision of my 12-acre parcel TM 55-26, such that a "New Parcel A" (6.85 acres) was created. You will see this division on the plat by Roudabush and Gale, Encl. 1. In addition to my residence, please note that my property contains a 1900 s.f. warehouse/office space where I operate a family business. It is shown as "Storage Bldg." on the plat. I would like to make one additional family subdivision of my property, designated in pencil as "Proposed Parcel B" on the plat. When I built my warehouse in 1995, I configured it to be eventually used as a house. This additional family subdivision would separate off the warehouse onto its own 2.6-acre lot, leaving my residence occupying the 2-acre residue. When I bought my property in 1987, the Health Department certified that there was ample space for a backup drainfield in the yard that lies in front of my residence, so I do not need the acreage represented by New Parcel B for this purpose. Please note on Encl. 2 that my soil scientist, Roger Nelson, has already located a drainfield for New Parcel B on slopes just above my warehouse. The purpose of this letter is to request, per pg. 18-4-7 of Albemarle County Code, a modification of the 25% slope requirement regarding this New Parcel B drainfield. Encl. 2 shows Roudabush & Gale field elevations pertinent to this drainfield. You will note these slopes are 21.5%, 26.04%, and 25.4%. My basis for requesting modification are: 1) these slopes very nearly conform to Code; 2) this location is where adequate soils for a drainfield have already been found; and 3) New Parcel B's unusual shape and topo make this d.f, site logical. Tom Gale has discussed this matter with Planner David Pennock, and I met with David yesterday to review the R&G plats, so he is knowledgeable about this request.
