The condition was originally imposed requiring the tot lot to be constructed prior to the completion of Block R as it was anticipated that Block S would be constructed first. As a result of the change in the order of construction, I am agreeable to revising the timing schedule for this tot lot only because the site will still meet the Zoning Ordinance requirements outlined in Section 4.16.2.1. We can sign and approve this site plan administratively with the following conditions: 1) Recreation equipment equivalent to the amount required for a standard tot lot shall be added to the existing playground. 2) Condition 1 and the construction of the tot lot adjacent to Block K must be complete prior to the issuance of any additional building permits. 3) The equipment and construction for the tot lot adjacent to Block R shall be bonded at this time and completed prior to the issuance of any certificates of occupancy for Block R. 4) Landscaping shall be installed immediately in accordance with this plan for the sections completed or nearing completion of construction. The remainder of landscaping must be bonded prior to the issuance of any additional building permits. It may be helpful to the Zoning Department to determine your bonding amount if you present them with the receipts of the recreation equipment you have already purchased.
