Revised plans are hereby submitted incorporating the following changes in response to the items in your letter: Engineering: 1. The WPO is approved, pending the additional information on the overall VSMP coverage of this site in conjunction with Foothills II and Glenbrook. This information is being submitted today as well for review and approval. 2. The drainage easements have been labeled on sheet 5 as private and public, depending on the location of the easement and if it carries run-off from the VDOT right of way. 3. The overland relief path has been shown and added to the plans on sheet 5, and labeled accordingly. 4. As discussed on the phone, notes have been added to sheet 5 indicating and noting that the bollards shall be installed at the end of Park Ridge Drive within Glenbrook Phase I. The notes also indicate that the bollards will be moved and relocated as the construction of Park Ridge Drive is extended. 5. As discussed, a note about the emergency access road has been added to sheet 3 and sheet 5 to clearly indicate the installation of the Emergency access road to Glenbrook Phase I. Planning: 1. This comment is not necessary, as it is a requirement for all road plans to be consistent with the alignment of the road that is part of the approval process of the final site plan. And, all the site information will be reviewed and approved with the site plan. 2. Comment previously addressed. 3. Comment previously addressed. 4. The landscaping plan sheet has been updated to match the final site plan landscaping sheet, which also addresses the required Canopy Tree Coverage. Keep in mind, the overall canopy tree coverage is a requirement for the final site plan. 5. The location of the bollards and the extension of the emergency access road has been addressed per the communications between CE and Engineering. Notes have been added to sheets 3 and 5 indicating that the emergency access road will be extended to the limits of Glenbrook Phase I, which is an approved, bonded, and constructed roadway. Notes have also been added to the plans indicating that if the roadway extensions are approved, bonded, and constructed, the emergency access road will tie-in at the termination of the improvements, and the location of the removable bollards will be relocated to this termination point. The note on the road plans for the infrastructure has been updated to reference the road plans for this infrastructure. This infrastructure should be approved, since the WPO was approved. However, it is not being constructed at this time, as the developer as changed directions on what will be developed in this area. The plans, as shown and noted on sheets 3 and 5, address the emergency access requirements for current conditions and future conditions. 6. The sidewalk waiver was approved, this comment has been satisfied. 7. Comment previously addressed. 8. Comment previously addressed. 9. The DB and PG reference has been added to the plans for the recordation of the offsite emergency access easement. Typically, this is a requirement of the final subdivision plat and final site plan, as the road plan approval sets up the approvals of these items. However, the offsite easement plat should be ready for recordation now, so the timing is fine and this information can be written in with the submission of the final road plan for signatures. 10. The Cover sheet has been updated to match the site plan information which addresses this comment as well. Please contact me if you have any questions or require any further information.
