Subject: SUB202000115 Presidio Apartments Pantops Var. Width Public Utility & Drainage Easement Plat
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference,
which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
[14-302 (A)(4)] See Engineering comments below. All new drainage easements should be labeled "New
V/R Width Private Drainage Easement" on Sheet 1.
2. [14-302 (A)(5)] Please be aware that two other plats for these parcels are currently under review:
SUB202000016 and SUB202000089. If either of these plats are approved and recorded prior to
approval of this application, the plat will need to be revised accordingly to show all existing easements.
3. [14-302 (A)(5)] See ACSA comments regarding utility easements labels. Utility easements should
speficially states ACSA water or ACSA sewer
4. [14-302 (A)(11)] Please be aware that two other plats for these parcels are currently under review:
SUB202000016 and SUB202000089. If either of these plats are approved and recorded prior to
approval of this application, the plat will need to be revised accordingly to state the correct instrument
numbers for TMPs 78-20M5 and 78-20M6.
5. [14-302 (B)(5)] Revise the zoning note on Sheet 1 as follows:
a. Clearly state that TMP 78-20M6 is subject to the proffers and Application Plan of
ZMA200100015.
b. State that the property is within the EC Entrance Corridor Overlay District.
6. [14-302 (B)(1)] Please add a date of last revision.
7. [14-302 (B)(9)] See Engineering comments regarding 100-year floodplain, and revise the plat as
necessary.
8. [14-303 (C)] Per note on Sheet 1 regarding the parcel boundaries, if SUB202000016 gets recorded prior
to approval of this plat, update the note so that it states the recorded instrument number of the recorded
plat for SUB202000016.
a. SUB202000016 is altering the parcel boundaries of TMPs 78-20M6 and 78-20M5. Revise the
parcel boundaries as necessary if SUB202000016 is recorded prior to approval of this plat.
9. [14-303 (D)] Please be aware that two other plats for these parcels are currently under review:
SUB202000016 and SUB202000089. If either of these plats are approved and recorded prior to
approval of this application, the plat will need to be revised accordingly to show correct parcel
boundaries and acreages for TMPs 78-20M5 and 78-20M6.
10. [General Comment] Per the asterisk in the parcel label for TMP 78-20M5, if SUB202000016 is
recorded prior to approval of this plat, please update the footnote for the asterisk under "Parcel Info &
Source of Title" on Sheet 1.

1. Revise 'New V/W Drainage Esmt.' labels to read 'New V/W Private Drainage Esmt.' Private drainage easements are not
dedicated to public use, and do not require Albemarle County be party to deed.
2. Provide inset details for L6, L38.
3. Please check Flood Notes; shaded and unshaded ref. to 'outside' the 0.2% annual chance floodplain (shaded may be within).

4. Sanitary sewer and waterline easements are distinct; it is important that a plat distinguish each type. Please provide labels to
identify water and sewer line easements consistent with past practice for vast majority of utility easement plats. Example/s: C 1
establishes CL radius of 204.50'. It would be helpful to know if this radius corresponds with water or sanitary sewer, and
whether this radius appears consistent with construction of facilities. It is important to identify sanitary —storm line
intersections. It is critical to identify locations of water mains. Additional utility companies (power, electric, gas, cable,
telecom) may review, research and rely on recorded plats when performing underground work and it is imperative for (their)
utility installation crews to identify and avoid existing utilities, a task more difficult if plats do not distinguish utility type.
5. Label easement widths at L11, L13, L17, and wherever else utility easement widths vary, and labels might be required, or
necessary.'

ACSA .. Requested Changes El
1. RGA needs to call ACSA specifically for these easements, not just labeling them as Public Utility Easement.
2. Water layout in front of Building 6 (Detail G area) was revised earlier this week and isn't reflected on the plat.
3. Easement to Detail E is no longer needed as the meter has been relocated to the main access road.
4. Provide 30' wide easement where feasible from L5 downstream along the sanitary sewer.
