The following are responses to County comments listed on ARB-2020-32 document(dtd
5 19.20)*.
1. See Demolition Plans illustrated in Architectural ARB document Submittal #2 dtd.
6.22.20. Note all of the old Ford dealership(on the east lot) is to be removed,while the
Service Building behind is to remain On the west lot,the Pre-owned building will be
converted into the new Mazda dealership.
2. Mazda Dealership design has been revised by lowering the white brick wall (eastern half
of the front facade).This new composition - with a major and minor building element -
helps to break down the building masses.When seeing both building elevations together
(see Front Building elevation sheet),you will note the 2 buildings begin to work together
in a 3-part rhythm.
3 Per ARB's request,the height of the white brick front wall has been reduced by 4'-0" With
this move you not only notice a reduction of the 'top heavy'feeling of the original but also
avoid the problem of this as a 'blank wall' The reduction of the white brick height
improves this condition and the new design provides a more appropriate composition
4 For more information regarding the east side of Porsche-See elevations and renderings
(from corner of Town and Country).
5. Standard glass note added to architectural sheets.

7. See site/building sections for MEP locations that will hide all mechanical equipment from

16. Parcel 6 has large shade trees 35' on center with interspersed ornamentals.
17 Various native shrubs have been added along the frontage of both parcels.
18. The sloped frontage now has large trees and shrubs at the top of the slope,with a new
low maintenance ground cover on the slopes to replace the existing undesirable ground
cover

19 Parking lot tree plantings are shown at the required sizes and shrubs are now shown
along the southern parking lot perimeter, 24"at planting.
20. All parking spaces are now labeled by type.
21. Landscaping has been revised along the 7-space parking row
22. The planting island along the 10-space row has been expanded,with large shade trees
added.
23 Landscaping has been added along the front, perimeter(to the extent possible)and
interior of the site.
24. Landscaping is now provided between the Audi and Porsche showrooms.
25 Trees to remain are now shown on the site plan with tree protection fencing.
26. We acknowledge that a Comprehensive Sign Plan must be reviewed and approved with
the Final Site Plan submittal.
27 We acknowledge that additional storage/display spaces will require an amendment to the
Special Use Permit.
