Response to Comments
With this memo, we are responding to the comments that were directed to our office following the
review of our minor site amendment for the Tandem Friends School project located at 279 Tandem
Lane. The comments were received in written format and dated May 29, 2020. Please find attached
to this memo eight (8) copies of the revised site plan.

Albemarle County Building Inspections -Michael Dellinger
Distances to plumbing fixtures: There are two (new) bathrooms with lavatory and water closets and
a bottle filler in the proposed pavilion. In order to meet fixture requirements for occasional larger
(maximum) occupancy, there are additional bathrooms (4 men's lavatories and 6 men's water
closets, 4 women's lavatories and 6 women's water closets and 2 drinking fountains) within 500
feet and 1 story in the adjacent Community Building (per 2902.3.2).
Future addition: The `Outdoor Pavilion' will be use group E (K-12) and is Type VB construction
and does not have a commercial kitchen. An addition would follow that use group and construction
type.
1. The total square footage for the proposed pavilion is 3,418 sf; with the future addition the
building will not exceed 4,500 sf (as defined by the SUP).
2. The maximum occupancy in the assembly space is calculated to be 244 (7sf/occupant).
3. The proposed building is a 1-story building with all egress at grade.
