(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-302(A)(4), 14-303 (E)] Private easements; Dimension standards and information on all lots, streets, alleys, easements, and shared driveways. Ensure all existing private easements in the area of the proposed property line are shown on the plat. On the site plan there are multiple private drainage easements across the two existing parcels, but they are not shown or listed on the plat. That site plan also does not fully show the utilities and easements in the area of the proposed property line. Therefore, additional private easements may exist. 2. [14-302(A)(5), 14-303 (E) & (L)] Public easements; Dimension standards and information on all lots, streets, alleys, easements, and shared driveways; Public utility, drainage and sight distance easements. Address the following: a) Show the location of all existing public easements in the plat. The water meter locations for 2401 & 2405 appear to be within the site (as shown in SDP2020-44) and therefore an easement would normally exist. SDP2020-44 also shows existing easements between the ROW and 2415 Ivy Road that are not shown in the plat. b) The final site plan currently under review (SDP2020-44) does not show the sanitary sewer lateral locations for 2401 & 2405 Ivy Road. Therefore, it cannot be determined if the laterals will cross the proposed boundary line and necessitate the creation of an easement. Therefore, the BLA has been distributed to ACSA for their review and their comments will be forwarded to you when available. [14-302(A)(15)] Identification of all owners and certain interest holders. In addressing the two comments above, if any easements are added to the plat, include all of the required information for the owners of, and deeds associated with, those easements. 4. [14-303(C)] Boundary lines. Provide the bearing and distance for the existing boundary line that is being extinguished. 5. [Comment] Please note that this plat is only for a boundary line adjustment and the final site plan comments require easements to be created (Please see comment for SDP2020-44). If it is preferred that these easements be added to this plat, instead of provided in a separate plat, coordinate with the planning reviewer prior to resubmittal to ensure the correct fees and applications are provided. 6. [Comment] See the attached comments from most of the other reviewers. As mentioned above, this plat has been distributed to ACSA and their comments will be forwarded when they become available. Approval from the other reviewers are required prior to plat approval. Also, please note that the CDD Inspections comment should be addressed as soon as possible because their review of the requested items could generate more comments that need to be addressed prior to the approval of the BLA or the Final Site Plan.
