Below are our responses to the remaining comments on the road plans. Planning: 1. Comment response letter provided with this submittal. 2. A special exception request will be submitted to Albemarle County to allow amenity -fronting lots for Lots 20-28. 3. Comment acknowledged. 4. a. Non-residential setbacks have been revised on the cover sheet setbacks section and in plan view to match the COD. b. Setback distances have been labeled for Lots 13, 92, and 96. 5. Lot size/buildable area chart has been revised on the layout plan sheet 4. Lots have been revised to meet the maximum lot size for SFA units per the COD. 6. a. Comment acknowledged. Locations of affordable units have been shown on the layout plan sheets (sheets 3, 4, and 5), denoted with an asterisk. Any changes to these locations will be accompanied with an LOR. b. Affordable housing note/key has been provided on the overall site plan (sheet 3) and the cover sheet. 7. Lots 16 — 19 front on a public street (Dauphin Drive). A special exception request will be submitted to Albemarle County to allow amenity -fronting lots for Lots 20-28. The 20' private access easement for the alley has been labeled. 8. 30' private access easement for the alley has been labeled. 9. a. A substitution request has been submitted to Albemarle County b. An area for a future community garden within pocket park #2 has been added to the plan. This area can be utilized as a community garden, if desired by the community in the future. c. The requirement for (2) benches within this amenity area has been added to the site plan for seating for a potential future bus stop. 10. The buildings on Lots 97 and 98 have been revised for minimum garage size requirements 11. a. Owner information has been revised cover sheet and existing conditions sheet per GIS. b. Comment acknowledged. Proffers sheet will be updated with the approval of ZMA2020-6. c. Comment acknowledged. Special Exception #2 will be referenced on this plan upon approval. d. Zoning district of adjacent parcels have been included on the existing conditions sheet. e. Phasing note on the cover sheet has been revised to state all residential units will be constructed with Phase I. f. Landscaping sheets have been included with the final site plan. Lot numbers, utilities, and easements have been shown on the landscaping plan. 12. a. Comment acknowledged. A final plat will be submitted to Albemarle County that matches the site plan b All easements have been labeled on the plan sheets. c. Additional arrow leaders have been included to clarify extent of proposed easements. d. Easements have been shown and labeled on the utility plan sheets. e. Lot lines have been revised to be at least 5' from the proposed retaining walls. A retaining wall easement has been included on Lot 29, where the side lot line encroaches within 5' of the adjacent proposed retaining wall. A 3' decorative wall and easement has been included behind Lots 64-67 to accommodate the revised grading. f. Easements have been revised to be full out of the proposed building footprints. g. Landscaping easements have been removed for lots where street trees are within the planting strip/road R/W. Landscaping easements shown on lots where street trees are proposed behind the sidewalk. h. Comment acknowledged. DB and PG of off -site easements shall be included on the site plan upon plat approval. i. Landscaping easement adjusted slightly to be fully out of the building footprint for Lot 29. j. Comment acknowledged. Private street easements and private access easements for the alley have been labeled on the layout sheets (sheets 4 and 5). 13. Comment acknowledged. 14. a. Landscaping sheets have been included with the final site plan. b. Landscaping easements have been included where landscaping over lot lines occurs. c. Screening fence height has been labeled on the landscaping plan and layout plan sheets. d. Northern landscaping has been revised to provide better screening/buffer. 15. Landscaping plan has been revised to match the street tree locations proposed with the final road plan. 16. Landscaping plan has been revised to use only landscaping from the approved plant list. The proffers have been revised, as requested. 17. Comment acknowledged. 18. Comment acknowledged. a. Proposed sidewalk along Route 20 has been revised to an asphalt shared use path. b. Comment acknowledged. Road plan and site plan will be revised upon the approval of revised proffers. 19. Comment acknowledged. a. Proposed path along SR 742 has been continued to the property line with TMP 90-27B. b. Overhead utility note has been included for SR 742 on the existing conditions sheet. Engineering• 1. Comment acknowledged. Revised wall plans will be submitted to Albemarle County that match the final site/road/WPO plans. 7. The grading has been updated for the development and all the grading along the northern and southern property lines have been pulled away from the property lines as much as possible to provide room for the construction and Erosion and sediment controls. 8. Retaining walls have been removed from all lots. Lot lines have been adjusted in retaining wall areas to not require retaining wall easements across lots. The exception is a 3' decorative wall behind Lots 64-67. A wall maintenance easement has been shown and labeled across Lots 64-67. Also, as discussed, lot maintenance easements have been added to the lots where the geo-grid extends into the lot for the walls. 9. Comment addressed 10.
