The following is our comment response letter addressing comments received from your office. Each comment is addressed and responded to as follows: Staff offers the following recommendations on the proposal: Comment 1: Revise the renovation design to incorporate architectural details, forms and colors that establish a cohesive appearance for the existing building and compatibility with the surrounding site. Response 1: The fagade treatment has a projecting trim surround similar to the entry features on the fagade of the main building at 29t" Place. The color for the vertical board and batten siding has been revised from "Abyss Black" to a lighter, warmer, gray tone; Sherwin-Williams Historic Collection SW2848, "Roycroft Pewter'. The same paint will be applied to the existing brick piers that are directly beneath the portion of renovated fagade. The painted columns and bulkhead together create a unified `portal' at each end of the building. Comment 2: Revise the landscape plan to add back the two previously approved trees along the north end of the building. Response 2: Landscape plan has been revised. www.BohlerEngineering.com BOHLER Khris Taggart 291h Place ARB 1st Review Comments July 1, 2020 Page 2 of 3 Comment 3: Provide a roof plan and elevations that show proposed roof -mounted mechanical equipment and how that equipment will be screened from the EC. Response 3: Roof plan and elevations have been provided. It is our best professional opinion that with the proposed parapet extension, the proposed new HVAC roof -top units will not be visible from the Entrance Corridor. However, should the mechanical units be visible after construction, the owner will provide full mechanical screening in accordance with the guidelines. Comment 4: Add the standard mechanical equipment note to the site and architectural plans. Response 4: The standard mechanical equipment note has been added to the drawings. Comment 5: Indicate if any site or building -mounted lighting is proposed with the renovations to the site. If new lighting is proposed, provide complete details. Response 5: No site/building mounted lighting is anticipated. Comment 6: Revise the plans to accurately show the existing landscaping conditions. Response 6: Plans have been revised to reflect a tree/landscaping survey conducted after the initial ARB hearing. Please see the landscape sheet. Comment 7: Revise the landscape plan to show the correct quantity of shade trees along the EC that will not exceed the height of the existing overhead lines. Response 7: Landscape has been updated as requested. Comment 8: Revise the landscaping plan to show interspersed ornamental trees along the EC. Response 8: Landscape has been updated as requested. Comment 9: Revise the landscape plan to show two trees to the west and two trees to the east of the site entrance from Berkmar Drive. Response 9: Landscape has been as updated requested. Comment 10: Revise the landscape plan to show shrubs and ornamental trees along the perimeter of the parking area located south of the drive -through. Response 10: Landscape has been as updated requested, and space allows for planting. Comment 11: Revise the landscape plan to show shrubs in the gaps along the parking area that fronts the EC. Response 11: Landscape has been updated as requested. Comment 12: Provide additional landscaping, such as shrubs, to integrate the drive -through window and the queuing travel way into the overall site. Revise the proposed landscaping, if necessary, to coordinate with the existing landscaping. Response 13: Landscape has been as updated requested. Comment 14: Show areas designated for preservation on the site plan. Maintain grading outside the driplines of trees to remain. Show tree protection fencing on and coordinated throughout the grading, landscaping, and erosion and sediment control plans. Response 14: Tree protection has been added to preserve the existing trees, and grading has been modified. Please see the grading and Erosion and Sediment Control plans.
