I've done the first glance at all of the items submitted last Tuesday for Spring Hill ARB2020-24 and I had some questions and a request for missing items: 1. The front elevations (comment #6A) for units 50 through 60 do not appear to be in the items submitted. Could you please submit them or clarify why you thought they were not necessary? GPO: Attached, it was included in the hardcopies delivered to the County, sorry if it was missed otherwise.. 2. In the ARB meeting on May 18th I thought it was stated that the roof terraces would not be allowed options for the units directly on the Entrance Corridor (84-100). However, the front elevations for units 95 through 100 (as well as the previously submitted front elevations for units 84 through 94) still include the roof top terrace option. Please officially state in an email that roof top terraces will not be an allowed option on units 84 through 100 or specify that I misinterpreted something stated in the ARB meeting and that the option will be allowed. GPO: 1 don't recall this discussion and it isn't memorialized in the Comments. However, the rooftop terrace is an option on the rear elevations of the units, not the front. See attached — revised front elevations for Lots 84-100. 3. Is it correct that the front elevations for units 84 through 94 will be identical to the elevations you submitted prior to the last ARB meeting? Those were not included in this submittal, even though 95 through 100 were, so 1 just want to make sure there is nothing missing or misunderstood. GPO: they are the same elevations but have been revised to remove the rooftop terrace on the front elevations. The attached drawings are correct. 4. In reference to the two exhibits submitted with pictures of typical mechanical unit screening: a. Is it correct that the pictures in item #4A are redundant to the pictures on the section page of item #4B? If so, should 1 just ignore item #4A? i. GPO: Yes. b. Please clarify why the mechanical units shown on the first page of exhibit #4B, and in the left picture, are not fully screened. One mechanical unit has no screening at all and the other is still mostly visible from the road. i. GPO: These images depict the color, size and style of the unit screening used and their overall appearance in communities. When the unit screening shown is combined with landscaping, HVAC units will be screened from visibility along the EC. c. Please clarify why the equipment shown on the second page of exhibit #4B shows no screening. 1 do not see how this is demonstrating that the equipment will be screened. i. GPO: These images depict the color, size and style of the unit screening. Also, please note that because of comment #27 the resubmittal has to go back to the ARB during a meeting for discussion. We have tentatively penciled this project in for 4 20 2020, but my check of the submittal items today is to ensure we have everything needed prior to the staff review required prior to that meeting. So, if possible please forward me the items, and information, specified above soon so that you can keep the agenda slot for Spring Hill on that date. Thanks (D. Some clarifications on what you are submitting for review. Question 1: At least from file naming it does not appear that the attached items include a revised site plan. Will Scott be including that in the upload of files you mentioned? Question 2: To the best of you knowledge, once Scott provides the site plan, is it your understanding you have will have submitted everything that is needed to address all of the comments? Also, please note, although we appreciate having the digital copies one hard copy of each item should also be submitted (to may attention) unless it is something we previously said a hard copy would not be needed. Question 3: Is 1 set of hard copies (both architectural and site plan) already being delivered to the Community Development front desk?
