RE: SUB2020-00109 Claremont Ln. ROW Dedication — Easement and Special Lot Plat
Dear Mr. Reitelbach,
I have reviewed your comments dated July 7, 2020 and offer my responses below.
1. [General Comment] There is an outstanding fee of $722 for this plat (the difference
between the fee required for an easement plat of $817 and what has already been paid of
$95, from the fee for a special lot plat). The remaining balance of $722 must be paid before
approval of this plat can be granted.
Acknowledged. The fee has been paid and you can track it with Transaction ID Number
5D840034HV194901F.
2. [General Comment] The sheet index on the cover sheet is split between two columns, with
Sheet 3 listed at the top middle of the sheet, separately from sheets 1 and 2. Fix the layout
of the plat so that all three sheets are listed together.
The sheet index has been revised so that all sheets are listed together.
3. [14-302(A)5] Public Easements.
a. The proposed public drainage easements on sheet 3 need to be labelled as
"dedicated to public use," along with the public entity they are being dedicated to,
likely either to the County or to VDOT.
The easements have been labeled as requested.
b. The bearing and distance information for lines DL8, DL9, and DL15 is not included in
the information table on sheet 3. This information needs to be added to that table.
The bearing and distance for DL8 and DL9 have been added to the plan. DL15 has
been removed and is therefore not labled.
c. On sheet 3, the monument symbol is missing at the intersection of Parcel A and
Parcel B, so it is unclear where the stated tie line of 8.68' for DL9 is being measured
from.
The monument symbol has been added to the tie line for DL9.
4. [14-302(B)1] Provide the date of the last revision when the plat is re -submitted.
The date of revision has been added to all of the sheets.
5. [14-302(B)5] Zoning Classification.
a. Include "Steep Slopes — Managed" as an overlay district for this property on the
cover sheet. There are small areas of Managed Steep Slopes located on the subject
property.
The Steep Slopes — Managed Overlay District has been added to the Zoning
classification for the property.
b. Revise the Zoning note on the cover sheet, as this property is subject to the proffers
of ZMA2004-00024 (the original Old Trail ZMA), not ZMA2015-00001.
The number of the ZMA application has been revised as requested.
