Subject: SDP202000039 Malloy Ford - Major Site Plan Amendment to SDP1987-6
The County of Albemarle Planning Division will recommend approval of the plan referenced above once the
following comments have been satisfactorily addressed (The following comments are those that have been identified
at this time. Additional comments or conditions may be added or eliminated based on further review.): [Each
comment is preceded by the applicable reference, which is to the Zoning Ordinances unless otherwise specified.]
1. [35.1] The public notification fee for this project was not paid, there is a remaining balance of $435. Please pay
the fee prior to any further review/action of the plan. Rev 1. Comment addressed.
2. [32.5.2(a), SP2019000111 Prior to site plan approval the special use permit authorizing Vehicle Storage, and
Outdoor Storage & Display shall be approved. On the site plan provide a list of all conditions approved with
SP201900011 (Vehicle Storage, and Outdoor Storage & Display). Rev 1. Comment still relevant.
3. [32.5.2, 32.6.2 (g), and Chapter 141 Prior to site plan approval a boundary line adjustment plat shall be
approved between TMP 45-112B 1 and TMP 45-68A. The plat will need to be reviewed, approved, and recorded
prior to site plan approval. The deed book and page information of the action shall be provided on the site plan.

4. 132.5.2(a), SP2019000111 Label and dimension the vehicle storage area. Rev 1. Comment addressed.
5. [32.5.2(a)] Will the 9,120 SF building contain any service stalls? If so, depict and label the stalls, and revise the
parking calculations to include these stalls @ "one space per each employee plus two spaces per each service
stall'. Rev 1. Comment addressed.
6. [32.5.2(a)] Specify the uses contained in the 9,120 SF building. Will the building contain bathrooms? Rev 1.

7. 132.5.2(a), 4.20(a)] The cover sheet labels 103 spaces for storage and display; however, only 102 storage and
display spaces were found on the site plan. Revise. Rev 1. Comment addressed.
8. 132.5.2(a), 4.12.15(g)] Omit the flush curb and replace it with a standard curb. For drainage purposes provide
curb cut openings. Rev 1. Comment addressed.
9. [4.12.13, 4.12.181 The site plan does not identify any proposed loading spaces. One (1) loading space is required
based on the 9,120 sq. ft. of gross leasable area on site. Revise to provide the required loading space. Rev 1.

10. [32.6.1(e)] There are areas of Managed Steep Slopes on the property. Add this to the zoning classification to the
Cover Sheet. Also, depict and label the managed steep slopes on the site plan. Rev 1. Comment addressed.
11. [32.6.2(c)] Delineate the limits of disturbance and proposed grading. Rev 1. Comment addressed.
12. [32.5.2(n)] Label the surface materials for all parking areas, access aisles, loading spaces, and pedestrian
walkways. Rev 1. Comment addressed.
13. 132.5.2(a), 4.20(a)] Revise the setbacks as follows:
Front Minimum — 10'
Front Maximum — None
Side and Rear Minimum - Any primary structure shall be constructed and separated in accordance with the
current edition of the Building Code.
Side and Rear Maximum —None

14. [3.2.5.2(a)] For all abutting properties provide the names of the owners, zoning district, tax map parcel numbers,
and present uses of abutting parcels. Rev 1. Comment addressed.
15. [32.5.2(a)] On the cover sheet state that this is a Major Amendment to SDP1987-6. Rev 1. Comment
addressed.
16. 132.7.91 On the landscape plan the interior parking landscaping calculation is miscalculated. 123 parking
spaces/10 = 12.3 trees, which rounds up to 13 trees required. Revise to include the additional required tree.

17. 132.5.2(n), 4.171 Revise the lighting plan to depict the spillover along the property line and the right-of-way.
Currently staff is unable to ensure the spillover requirements are met nearest D-5 lighting fixture. Rev 1.

18. [32.5.2(n), 4.171 The lighting schedule lists 4 lights proposed; however, the site depicts 9 lights provided. Revise
the chart to list the appropriate number provided. Rev 1. Comment addressed.
19. [32.5.2(p), 32.7.2.11 The proposed entrances shall be designed and constructed as required by the standards of
the Virginia Department of Transportation. VDOT approval of the proposed entrances to the site shall be
required prior to site plan approval. Rev 1. Comment addressed. See attached review/approval.
20. [32.4.3.6, 32.4.3.21 The site plan shall not be approved until all SRC reviewers have approved the plan. Their
comments are referenced below and attached. Rev 1. Comment still relevant.
21. [Section 32] Approval of the WPO plan is required prior to site plan approval. Rev 1. Comment still relevant.

final site plan to address all of the requirements within six (6) months after the date of this letter the application
