RE: SUB- 2004 -232 — Starfiield Preliminary Plat
Dear Sir:
At its January 11, 2005 meeting, the County of Albemarle's Planning Commission granted approval of your
request for private road pursuant to Section 14 -232 (A,4), respectively with the following conditions:
The final plat shall not be submitted for signature nor shall it be signed until the following
conditions are met:
a. The subdivider shall submit a maintenance agreement for the private road to include the long
term maintenance and inspection of the dam, which satisfies the requirements of section 14-
313.
b. The final plat shall contain the statement required by section 14- 303(N).
C. The subdivider shall provide surety for the completion of the private road as required by
section 14 -413 if the private road will not be completed prior to approval of the final plat.
d. Each deed of subdivision, or similar instrument, and each deed conveying a lot within the
subdivision shall contain the following statement: "The streets in this subdivision may not
meet state standards and will not be maintained by the Virginia Department of
Transportation or the County of Albemarle."
2. County Engineer approval of final road and dam design.
3. Health Department approval of all lots.
4. Careful consideration should be given to the downstream effect in the Erosion and Sedimentation
Plan.
The Department of Community Development hereby grants administrative approval to the above - referenced
preliminary plat.
The approval of the preliminary plat is valid for one (1) year in accordance with Subdivision Ordinance
Section 14 -22 LA. Therefore, the preliminary approval shall expire on January 11, 2006. If the preliminary
plat approval expires, a new application must be filed and processed.
Please work with each department listed below to address the remaining conditions for final approval. Once
all of the requirements and conditions listed below have been met please submit, eight (8) tentative plat
copies, this letter as a checklist, a final plat checklist, a final plat application, the final plat fee, and a copy of
all written tentative approvals to the Department of Community Development.
The final plat will be subject to all subdivision requirements (subdivision ordinance Section 14 -206), in
addition to the following conditions:
The Zoning & Current Development Division shall not accept submittal of the final site plat for
signature until tentative approvals for the following conditions have been obtained.
❑ A. Planner approval to include:
❑ 1. All conditions must been met from the approval of the private road.
❑ B. Engineer approval to include:
❑ 1. The applicable items for final plat approval are listed in section 903B of the Design
Standards Manual; and,
❑ 2. All improvements must be built or bonded prior to the County Engineer
recommending approval of final plats; and,
❑ 3. VDOT approval for of the entrance improvements.
