RE: Response Letter #1 for SUB2020-078 — 2511 Avinity Drive- Easement Plat
Dear Jeremy,
Thank you for your review of the Easement Plat for 2511 Avinity Drive. This letter contains responses to
County comments dated March 27, 2020.Our responses are as follows:
General Comments
1. Dedication of 1799 Avon Street Extended Utility Extension required prior to final approval.
Acknowledged. The Dedication of 1799 Avon Street Extended Utility Extension has been
approved.
2. Approval of 1799 and 1803 Avon Street Extended Utility Extension required prior to final approval.
Acknowledged. The 1799 and 1803 Avon Extended Utility Extension have been approved.
3. Place P.E. stamp on all sheets; original stamp and signature will be required on the cover sheet.
The ACSA is currently reviewing plans electronically due to COVID-19, but will require paper
copies upon plan approval.
Acknowledged.
4. Provide benchmark location and elevation. Datum cannot be assumed.
A benchmark location and elevation has been provided. Please see Sheet C1 under
benchmark and C3, & C4 for location.
5. Provide Water Data Sheet
Water data sheet is provided with this submittal. Please see attached.
6. Water and Sewer Connection Fees will be determined based on the number of units. Please advise
if your client would like to have an estimated connection fee quote for each building.
Yes, we request that the ACSA provide a fee quote.
7. Provide profile of water main.
A Profile for water main is provided. Please see Detail 13 on Sheet C10.
Sheet C2
1. Provide Deed Book and Page reference for the Deed of Easement between Avon Properties LLC
and the ACSA where the off -site easement was officially granted to the ACSA.
The easement label has been revised. The easement which lies between Avon Properties LLC
and the ACSA was only platted but never been recorded.
Sheet C3
1. WM labeled along Avinity Drive is actuun', u,� .,,.. , ise labeling.
The WM labeling along Avinity Drive has been revised to ARV.

2. Confirm existing house is not connected to public water or sews
We confirmed that the existing house is not connected to public water or sewer.
Sheet C6
1. Shift water meter vaults towards the sidewalk and away from the building. If necessary, the private
fire line to Apartment 201 can run under the sidewalk until it gets passed the meter vaults.
This is not applicable anymore because the water line location has been revised. Please see
Sheet C6 for further plan detail. New location has 11.5 ft of separation from building.
2. Label all sewer on -site as private. I would suggest running an 8-inch diameter sewer main and
installing a manhole up to the point where the two building laterals connect. This would also be
private since if crosses under the dumpster pad.
Acknowledged. All the sewer on -site has been revised so that the labeling mentions that they
are private.
3. Each Apartment Building will be required to have an RPZ.
Acknowledged. Each apartment building has an RPZ now.
Connections for water meters will need to follow the ACSA's Large Meter Service Line detail,
which requires a 4-inch valve serving each meter.
Acknowledged.
Sheet C8
1. Light pole near the fire hydrant will need to be located outside of the ACSA's easement.
The light pole is not in the ACSA easement anymore because the water line has been revised
which led to not having an easement at that location. Please see Sheet C8 and C6 for the water
line revisions.
Sheet C1I
1. Provide Large Meter Service Line detail.
The Large Meter Service Line detail is now provided. Please see detail 1 on Sheet C11.
