RE: Response Letter #1 for SDP2020-017 — 2511 Avinity Drive
Dear Megan,
Thank you for your review of the Final Site Plan request for 2511 Avinity Drive. This letter contains
responses to County comments dated March 25', 2019. Our responses are as follows:
1. [32.5.21 Provide the material for the proposed fence.
Acknowledged, the material for the proposed fence is shall be Treated Wood Fence. A
note was added on Sheet C6.
2. [32.7.9.6(b)] Provide justification for the small/medium trees provided to meet the parking
requirement in accordance with this section.
Types ofplant materials. The plant materials may be a mixture of shade trees and shrubs
and shall include one large or medium shade tree per ten parking spaces or portion
thereof, if five spaces or more. The shade trees shall be selected from a current list of
recommended large shade trees approved by the agent or other species approved by the
agent and the agent may allow trees smaller than medium shade trees to be planted when
site conditions warrant smaller trees. All shade trees to be planted shall meet the
specifications of the American Association of Nurserymen.
The tree types were all chosen carefully from the Albemarle County Recommended
Plants List with some research preformed about the plants that were chosen to achieve
healthy environment for the plants, while the variety of the plants has been picked in
cases where a disease would happen to one plant species, the other species wouldn't be
affect. As for the environmental conditions, for example, the red maple trees are
medium size trees which "will grow most anywhere. Best known for its brilliant deep
scarlet foliage in autumn, the red maple is super adaptable. You'll find it growing in
swamps, in the poorest dry soil, and most anywhere in between." (Delano, 2017).
Another example, is the Umbrella Catalpa is a small shade tree, this tree was
located at the courtyard because it provides very nice shade. In addition, this
tree is not particular about the soil in which it grows, which makes it adaptable
to most environments. They also do very well in warm weathers and flourish
really nicely in the summer, (Fates, 2017).

3. [32.8.1] A performance bond will be needed for those items shown and approved with the
special exception for the courtyard.
Acknowledged, the owner intends to complete these improvements prior to issuance of
the CO. In the event that this does not happen, we will post a performance bond.
4. [Special Exception Conditions] The landscaping provided on the site plan does not meet the
landscaping shown on the exhibits that were shown and approved with the special exception.
The condition of the special exception is provided below, and attached are the exhibits
approved. See attached comments from Zoning.
Acknowledged, the landscaping plan has been revised so that it matched the Special
Exception application. The planting within the courtyard is now shown on the
Landscaping Plan. Please see Sheet C7.
