The County of Albemarle Planning Division will grant or recommend approval of the plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)5] Public Easements. Provide the dimensions of the proposed temporary grading
easement and the area proposed to be dedicated for right-of-way. A]so, label the area to be
dedicated for right-of-way as "hereby dedicated to public use."
2. [14-302(A)14] Land to be Dedicated in Fee or Reserved. Label the 5' temporary grading
easement as "reserved for public use at the demand of the County."
3. [14-302(B)1] General Information. Provide the date of the last revision of the plat on the next
submittal of this plat.
4. [14-302(B)5] Zoning Classification.
a. In note #5, revise to state this property is located within the "managed steep slopes
overlay district."
b. Provide a note indicating that this property is located within the Entrance Corridor
Overlay District.
c. Provide a note indicating the special use permits that this property is subject to:
SP2018-00007 and SP2018-00008.
5. [14-302(B)7] Reservoir Watershed. In note #13, indicate that this property is not located within
a water supply watershed.
6. [14-303(E)] Dimension Standards and Information. Provide the dimensional standards and
information for the area of right-of-way to be dedicated and the temporary grading easement.
There is no information provided identifying the length, angles, or other dimensions for those
areas.
7. [General Comment] Clarify what this note means and why it has been included on the plat.
The purpose of this plat is to change the right-of-way lines by dedicating area for right-of-way.

Dear Mr. Reitelbach:
The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section has reviewed the 1895 Avon St. Ext. Albemarle Lemo - Easement/ROW Dedication -
Plat, dated, June 02, 2020 as submitted by Meridian Planning Group, LLC and offer the
following comment.
1. Please label area "A" proposed R/W dedication to Albemarle County for public use.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the VDOT Charlottesville Residency Land Use Section at (434)
422-9399 for information pertaining to this process.
