A. Written description of the proposal
Provide a general description of all proposed work.
Explain how the proposal is compatible with the surrounding area and the Entrance Corridor.
B. Sketch plan showing the following (drawn to the scale of 1"=20', clearly legible and folded):

Architectural Review Board Narrative
Project Proposal
This application requests review of a proposal to amend Special Use Permit SP 2008-00009 (the
"2008 SUP") to allow Animal Wellness Center, Inc. ("AWC" or the "Applicant") to expand its existing
veterinary clinic located in Downtown Crozet at 1100 Crozet Avenue, on Tax Map Parcel 056A2-
01-00-00700 (the "Property").
The Property is located on the Route 240 Entrance Corridor. This narrative supplements AWC's
special use permit amendment application materials and is submitted to the Architectural Review
Board for evaluation of the proposed project's potential impact on the Entrance Corridor and
conformity with the Entrance Corridor Design Guidelines.
AWC is proposing a new building and expanded parking on the Property. The new building would
be closer to the Entrance Corridor than the existing building on the Property, which would make the
property more consistent with the maximum setback requirements of the Downtown Crozet District
regulations. As described below, the proposed project has been designed to satisfy the Entrance
Corridor Design Guidelines and the Downtown Crozet Master Plan.
Architectural Design
The Property is designated for Downtown uses in the Crozet Master Plan adopted October 13,
2010. In the Downtown areas, "new construction should reflect the vernacular architecture in
Crozet." Crozet Master Plan, page 25. AWC proposes to build a new structure fronting Crozet
Avenue. As shown in the attached plans, the scale on the proposed building is consistent with the
scale of the vernacular architecture in Crozet. In addition, AWC would like to use building
materials that represent the vernacular architecture in Crozet, consistent with the Master Plan.
Expanded Parking
The Property currently contains a parking lot between the existing building and Crozet Avenue.
AWC proposes to expand this parking area in connection with the expansion of the business.
These proposed new parking spaces would be behind the proposed new building, allowing the
parking expansion (as well as the existing parking lot) to be relegated and screened from view from
the Entrance Corridor. AWC is also proposing additional parking spaces along the existing
driveway on the Property. These parking spaces would be screened from view by proposed
landscaping, and would be further screened from the Entrance Corridor by the proposed new
building to the north and existing vegetation to the south of this additional proposed parking area.
Landscaping
As shown on the concept plans, the proposed project would install landscaping along the front and
both sides of the Property. The proposed landscaping will screen the expanded parking from the
Entrance Corridor and would integrate the proposed new building into the existing conditions along
Crozet Avenue. As the Property is the first Downtown Crozet District parcel when heading north
from Route 250, thoughtful landscaping will help achieve a visual transition into the Downtown
Crozet District from the open space and residential uses to the south.
