Subject: SUB202000126 - TMP's 55-26C and 55-26A - Boundary Line Adjustment
The County of Albemarle Planning Division will grant or recommend approval of the Final Plat
referenced above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless
otherwise specified.] If no action is taken within 6 months of receiving these review comments,
the application will be deemed withdrawn.
1. [14-302(A)(3)] Streets. Include the street names of Route 707 (Blair Park Road) and the
private street (Blair Park Ridge). Street Names have been added.
2.[14-302(A)(4)] [14-303(E)] Private easements anddimensions. Showthefull dimensions
of the existing 30' access easement, as was shown on the plat with DB 3455 PG 552.
Full centerline dimensions are now shown. See 11-110 on sheet 2, and table on sheet
1.
3. [14-302(A)(9)] Building site. Include the required and filled out building site note: "Parcel
[letter or number] and the residue of Tax Map/Parcel [numbers] each contain a building
site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance. " Note
has been added to the plat.
4. [14-302(A)(10)] Development rights. Include the required development rights note:
"parcel [letter or number] is assigned [number] development rights and may/may not be
further divided and when further divided these rights shall not comprise more than
[number] acres. the residue of tax map/parcel [numbers] is retaining [number]
development rights and when further divided it shall not consist of more than [number]
acres. "

5. [14-302(8)(10)] Stream buffers. Remove the stream buffers note. There are no stream
buffers on these properties. This note has been removed from the plat.
6. [14-309] [14-310] [14-416] Health Department approval. Health Department approval is
needed for this application. It does not appear any soils work was provided with this
application. Provide soils work for Health Department review or send Health Department
approval if it was obtained separately from this application.
7. [18-10.4] Frontage. Ensure 150' of frontage along the existing access easement is
provided for TMP 55-26C. Parcel 55-26C has 173.16' of frontage along the
eastern edge of the existing access easement.
8. 1 have also added a revision date to the plat.
