Subject: SUB202000115 Presidio Apartments Pantops Var. Width Public Utility & Drainage Easement Plat
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference,
which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. 114-302 (A)(4)] See Engineering comments below. All new drainage easements should be labeled "New
V/R Width Private Drainage Easement' on Sheet 1. Rev. 1: Comment addressed.
2. [14-302 (A)(5)] Please be aware that two other plats for these parcels are currently under review:
SUB202000016 and SUB202000089. If either of these plats are approved and recorded prior to
approval of this application, the plat will need to be revised accordingly to show all existing easements
Rev. 1: SUB202000016 has been approved and recorded. and this plat has been revised as
necessary. However, SUB202000089 has not yet been approved and recorded, and this plat will
need to be updated once recordation has taken place.
3. [14-302 (A)(5)] See ACSA comments regarding utility easements labels. Utility easements should
specifically states ACSA water or ACSA sewer. Rev. 1: Comment addressed.
4. [14-302 (A)(11)] Please be aware that two other plats for these parcels are currently under review:
SUB202000016 and SUB202000089. If either of these plats are approved and recorded prior to
approval of this application, the plat will need to be revised accordingly to state the correct instrument
numbers for TMPs 78-20M5 and 78-20M6. Rev. 1: SUB202000016 has been approved and recorded
and this plat has been revised as necessarv. However. SUB202000089 has not vet been approved
and recorded, and this plat will need to be updated once recordation has taken place.
5. [14-302 (B)(5)] Revise the zoning note on Sheet 1 as follows:
a. Clearly state that TMP 78-20M6 is subject to the proffers and Application Plan of
ZMA200100015. Rev. 1: Comment addressed.
b. State that the property is within the EC Entrance Corridor Overlay District. Rev. 1: Comment
addressed.
6. [14-302 (B)(1)] Please add a date of last revision. Rev. 1: Comment stands.
7. 114-302 (B)(9)] See Engineering comments regarding 100-year floodplain, and revise the plat as
necessary. Rev. 1: Comment addressed.
8. [14-303 (C)] Per note on Sheet 1 regarding the parcel boundaries, if SUB202000016 gets recorded prior
to approval of this plat, update the note so that it states the recorded instrument number of the recorded
plat for SUB202000016. Rev. 1: Comment addressed.
a. SUB202000016 is altering the parcel boundaries of TMPs 78-20M6 and 78-20M5. Revise the
parcel boundaries as necessary if SUB202000016 is recorded prior to approval of this plat. Rev.
1: Comment addressed.
9. [14-303 (D)] Please be aware that two other plats for these parcels are currently under review:
SUB202000016 and SUB202000089. If either of these plats are approved and recorded prior to
approval of this application, the plat will need to be revised accordingly to show correct parcel
boundaries and acreages for TMPs 78-20M5 and 78-20M6. Rev. 1: SUB202000016 has been
approved and recorded, and this plat has been revised as necessary. SUB202000089 does not
affect the parcel boundaries, so this comment is addressed.
10. [General Comment] Per the asterisk in the parcel label for TMP 78-20M5, if SUB202000016 is
recorded prior to approval of this plat, please update the footnote for the asterisk under "Parcel Info &
Source of Title" on Sheet 1. Rev. 1: Comment addressed.

Please see revised plat and comments response letter attached. My PDF to word converter was giving me a fit, so the
comments response letter is not up to my liking but I believe it will be sufficient to explain the revisions made. We did
add a V sheet to the plat to create some electric easements but they are pretty straightforward.
Please confirm receipt.
