Good morning Paty,
Please find attached a pdf copy of the revised Boundary Line Adjustment plat for JPA Tower Investors, LLC.
The plat has been revised to reflect your comments, dated July 1, 2020 as follows:
1. The proposed New Drainage Easements and New Utility Easements have been added to the plat.
All existing easements of record are shown on the plat. See note 4 on Sheet 1. We performed an ALTA
Survey in 2019.
We did not find any additional easements of record since the title report that was provided for that survey.
2. a. The existing Water Line & Appurtenant Easement to ACSA, recorded in D.B. 1560-435, is shown on the
plat.
The water meters appear to be within this easement.
We do not know what other easements between the ROW and 2415 Ivy Road you are referring to.
b. Ok ?
3. The plat has been revised to show the interest holders for the existing easements.
4. The bearing and distance has been added to the existing boundary line that is being extinguished.
5. The proposed New Drainage Easements and New Utility Easements have been added to the plat.
6. A 10' wide no build zone for fire separation from the existing building on Revised Lot B has been added to
the plat.
Please review the revised plat at your earliest convenience and let us know if it is ready for signatures.
