RE: ARB-2019-146: Beaver Creek Medical Office - Final (TMP 06000-00-00-03800)
Dear Mr. Kotarski,
We have received revised site plans and architectural plans for the above -noted application that
address the conditions of approval the Architectural Review Board requested at its January 6, 2020
meeting. The following revisions are requested to make the proposal consistent with those
conditions as well as the Entrance Corridor design criteria.
9. Revise the plan to include all building mounted lighting and extend the lighting calculation
grid to the EC.
Rev. 1: Comment not yet fully addressed. Address the following:
d) Rev. 2: [NEW COMMENT] Clarify when there are two light fixtures in the same location
where they will be mounted on the building.
Rev. 3: Comment not vet fully addressed. Address the following:
i. Revise the Photometric Plan and the Light Level Calculations to ensure that the
footcandles at ground level do not exceed 20. The Light Level Calculation Sumarry
table now shows a maximum of 22.4, and the location where that value is shown on
the plan is on the front of the building along the Entrance Corridor (EC).
ii. Lighting along the EC is meant for safety and security. The second set of
luminaires, mounted at 20' in height on the front of the building, do not appear to
increase safety and security and therefore should be removed. Removing these
secondary light fixture may also eliminate the issue mentioned in the comment
above.
iii. Revise the specifications for each of the luminaire such that they have a color
tempature between 2000K and 3000K (Warm White).
e) Rev. 3: [New Commentl Revise the color tempature on all light fixtures to be between
2000K and 3000K (Warm White).
23. Rev. 3: [New Commentl Ensure consistency between the elevations, material list and
legend. The symbol for "Aluminum Composite Metal Panel System (MP-2)" still shown in
the Exterior Elevation Legend, and listed as #10 in the materials list, but appears to be no
longer being utilized.
24. Rev. 3: [New Commentl Please note that this review was based upon the partial
resubmission of ARB Exhibits and Site Plan sheets that was provided on 6/23/2020. The
recent resubmittal of the site plan is still to be reviewed. If the photometric plan on the
7/31/2020 is identical to the 6/23/2020 submission, then these comments will be carried
forward when that submission is reviewed.
Within 15 days of the date of this letter, please send me a letter (by email is acceptable) indicating
whether you will or will not proceed with these revisions. If you choose not to proceed with these
revisions, staff will be unable to approve your application. If you choose to proceed with the
revisions, please forward me two set of revised drawings together with a memo summarizing the
revisions you've made. Your decision to make the revisions will suspend the 60-day review period
associated with your original submittal. However, I expect to complete the review of your revised
proposal within 2 weeks of your re -submittal.
If you have any questions about this action, please contact me as soon as possible. I look forward to
receiving your revisions and completing this review with an approval letter.
