Charlottesville, VA 22902 RE: ARB-2020-73: 2415 Ivy Road Final Site Plan Review (TMP: 06000-00-00-025A0) Khris: The following is a response to your review comments dated August 6, 2020: 1. Revise the window glass note to clarify that the window glass will be clear, un-tinted. (All window notes indicate clear glass for new windows.) 2. Consider clear glass for the garage doors. (The garage doors will have clear glass.) 3. Revise the rooftop equipment screen lengths and locations to support the building design while screening all possible equipment locations. (The mechanical screens are centered on the main body of the building and located where the condenser units can adequately serve all areas. The screens are set back 50 fl from the front of the building and will not be visible in the manner illustrated in the straight elevations. At most, only a corner of a screen might be visible from the Entrance Corridor from a distance and angle that does not portray the overall building design.) 4. Show the locations of the proposed gas meter and water utility box, and ensure that they are not visible from the EC. (The location of the gas meter is shown and will be in a cedar plank enclosure matching the wall screens. The backflow preventer will be relocated inside the building.) 5. Revise the lighting plan to specify fixtures with a warm white light. (The fixtures are 2700k LED, which is warm range.) 6. Revise the lighting plan to specify the color of the wall mounted fixtures under the canopy and the gooseneck sign fixtures. (The light fixture specifications are now on the site plan and include the color information.) 7. Revise the site plan to include manufacturer's specifications for all proposed fixtures. Show that fixtures that emit 3,000 lumens or more are full cutoff styles. (The light fixture specifications are now on the site plan. The fixtures are less than 3, 000 lumens and are full cutoff.) 8. Revise the plan to show utility easements and ensure that there are no conflicts between the utilities and the proposed landscaping. (Sheets 3 & S show the utility easements. Revise the plans to provide consistent reference to the stonewall. Consider revising the proposal to include the stone wall along the frontage. Provide a wall detail and a material sample if the wall is proposed. (The stone wall is no longer proposed.) 10. Provide two additional large shade trees, 2%2" caliper at planting, spaced 40 feet on center, along the west side of the accessway. (There is a sanitary easement along the west side of the accessway; therefore there isn't space to add any more trees between the accessway and the property line) 11. Revise the landscape schedule to indicate the caliper at planting for the cherry trees. (The landscape schedule has been updated. The cherry trees shall be 1 " caliper at planting. 12. Revise the landscape plan to reduce the spacing of the western perimeter parking trees to 40' on center. (The proposed trees along the western perimeter of the parking area are spaced 40' on center.) 13. A comprehensive sign plan is required for multi -tenant buildings. Approval of a comprehensive sign plan is required prior to final ARB approval of this application. (The comprehensive sign package will be submitted separately today.) 14. Revise the site plan to include manufacturer's specifications for the gooseneck fixtures. Show that they emit less than 3,000 lumens or revise them to fixtures that are full cutoff. (The light fixture specifications are now on the site plan. The fixtures are less than 3, 000 lumens and are f ll cutoff.') 15. Reconsider the color, material and/or size of the sign screen for greater coordination with the building form, with changes to be presented as an "other business" item in a future meeting. (The sign screen is revised to be clear cedar wood and is divided by extending the brick pilasters above the screens to relate them to the spacing of the storefronts. The pilasters are topped with a precast cap to relate them to the original precast on the building. The screens are removed from the east side, which restores the look of the original building design and relates it to the adjacent screen on the 2405 Ivy Road building, which was part of the original John Deere dealership.)
