Below are our responses to the comments on the preliminary plan and subdivision plat. Planning (Christopher Perez): 1. A special exception has been submitted. 2. Special exception has been submitted. 3. Deed book and page number has been provided for the existing grading easements. Please see sheet 2. 4. Views have been adjusted to include 50' of offsite topography. More contour labels have been added. See sheets 2, 3, & 4. 5. Lots 5-12 have a 5' rear setback as the entire development is surrounded by open space. The setback label on Sheet 3 has been updated to say 5' rear setback for those lots. 6. A reference to proffer 3 has been added to this note on sheet 3. Landscaping easements shown correlate with the proffers and the application plan. Location of scrim fencing has been added as well as a note regarding installation timing. Please see sheet 3. 7. The variable landscape easement on TMP 90E-A1 is not existing and is now shown as proposed on sheet 3. Per proffer 3(a), this easement will only be provided if permission is given from property owners. 8. A 20' waterline easement to the norther property line shared with TMP 90-32A is shown on sheet 4. 9. Anoko Court has been widened to a 24' travelway with 18' parking as shown on sheets 3 and 5. Desoto Court is within a private access easement and will remain as a 20' travelway with 10'x18' parking spaces. 10. This comment is acknowledged. A landscape plan will be provided prior to site plan approval. 11. A note regarding tree removal described in proffer 6 has been added on sheet 3. 12. A dog park has been added to sheets 3 & 4. The final site plan will depict improvements per proffer 8. 13. Locations for the double -sided vertical fencing and the 3-board farm fencing have been added on sheet 3. A cut sheet for these fences will be provided at time of final site plan. 14. See sheet 4 for grading improvements and rip rap location of the existing ditch this plan impacts. 15. See sheets 3 and 5 for surface materials of sidewalks, driveways, and roads. 16. Width information has been added to proposed utility easements. 17. Sheet 2 has been revised to removed the existing home demolished (previously labeled as structure E). 18. Existing landscape features and managed steep slopes have been added on sheet 2. 19. A note has been added to sheet 4 that all public water and sewer facility easements are to be dedicated to the Albemarle County Service Authority. 22. This comment is acknowledged. 23. Engineering (Emily Cox): Preliminary Site Plan 1. This comment is acknowledged. 2. This comment is acknowledged. 3. This comment is acknowledged. 4. Existing label contours have been added to sheet 2. 5. Sheet 2 shows existing managed steep slopes. 6. All applicable DB and PG numbers for existing easements and rights -of -way have been added to sheet 2. 7. Right of way lines have been adjusted to encompass sidewalks. See sheet 3. 8. Sight distance lines are depicted on sheet 3. Profiles will be provided at final site plan. 9. Parking space dimensions have been updated. 10. Anoko Court has been adjusted to a 24'travelway. See sheets 3 & 5. 11. Road cross sections on sheet 5 have been updated to match dimensions on sheet 3. 12. Slopes have been provided to show slopes of the parking will not exceed 5%. See sheet 3. 13. This comment is acknowledged. Depiction of CG-12's have been updated to correlate with VDOT details. See sheet 3. 14. The underground storage is located within a private road which is in a private access easement. See sheets 3 and 4. 15. SWM facility easements are shown on sheet 4. 16. Yard drains have been provided to allow for positive drainage away from the rear of houses. 17. Sanitary sewer manholes are located out of wheel paths and flush to pavement. 18. Driveway aprons are shown on sheets 3 & 4. A detail is provided on sheet 5. 19. Ditches have been added to collect runoff from road and upstream runoff to prevent erosion. See sheet 4. 20. Trees will not be located on top of utility structures. A landscaping plan will be provided with the final site plan. Preliminary Plat 1. All DB & PG numbers for existing easements and rights -of -way are provided. 2. Right of way lines have been adjusted to encompass sidewalks. 3. Fire Rescue (Shawn Maddox): No comments ARB (Margaret Maliszewski): 1. This comment is acknowledged. E911(Brian Becker): No comments VDOT (Adam Moore): 1. Avon Street Ext existing entrance dimensions have been provided on sheet 3. 2. Milling and overlay will be required for the improvement to the existing entrance on Avon Street. This area has been shown on sheet 3. 3. Drainage calculations will be provided at final site plan. 4. Storm sewer profiles will be provided at final site plan. 5. Hathaway Street has been extended as close to the property line as possible to meet existing grades at the property line. 6. Planting strip has been widened to 6'. Please see sheet 5. 7. The public right of way for Hathaway street is proposed to be V behind the sidewalk. Please see sheet 5. 8. This comment is acknowledged. CDD Inspections (Michael Dellinger): No comments VDH (Alan Mazurowski): Lots 1-28: No comment Lots 29 & 30: A 20' public utility easement is shown on sheet 4 to allow residents to connect to proposed waterline and sanitary sewer, as they are currently on well as shown on sheet 2.
